Property Description

Well situated, Byways is a pretty three-bedroom cottage with a nice size garden and lots of character. Extended in the past to offer more space than you might expect, it's got just the right balance of modern convenience and period charm.

The Property
Stone steps lead up through a small front garden to the front door, which opens into a entrance lobby initially with tiled flooring and a high-level cupboard housing the electric meter / fuse box. A really useful feature of this property is the utility ahead of you, which not only gives you plenty of storage space and room for your washing machine and tumble dryer, but gives you a second access to the rear garden, so handy if you want to bring anything into the rear garden without coming through the main accommodation. The wall mounted gas lpg boiler is also housed here which powers the central heating, and there's a handy sink unit for those dirtier jobs.

From the entrance lobby another door opens into the sitting room. Full of character, the timber panelling gives you a nice feeling of cosiness, and the inglenook fireplace houses a woodburning stove. Under the stairs is a little niche with shelving which makes a sweet little library area for the current owner. A window seat gives a nice extra spot to sit and has been extended to provide extra storage under. A doorway leads through into nice size Inner Hall. Behind the door is a handy recess which would make an excellent spot for a study area or to display a nice piece of furniture. This leads through into a super kitchen / dining room which has been attractively fitted with a range of contemporary sage grey units with complimentary worktops. This has really made a good use of all the space on offer with an excellent range of storage cupboards, integrated wine cooler, fridge, freezer, double oven and induction hob with cooker hood over. There is also an integrated slimline dishwasher. The tiled floor is nice and practical too, and two windows give both a nice outlook over the garden and plenty of natural light flooding in. Beyond the kitchen is a rear lobby with a cloakroom giving you that handy extra set of facilities, and another door into the garden for day to day use.

From the inner hall, the staircase is unusually wide for a period cottage and gives a nice feeling of space leading up to the first floor. The landing is generous enough to take furniture and whilst the little niches now give you space to display pretty things, the velux window floods the landing with light. There are plenty of beams and exposed stone walls to give you character and doors open to three bedrooms.

You have a choice of rooms to use as the main bedroom. There is a lovely double at the front, and a good size single. Whilst at the rear, over the kitchen extension is a further double room overlooking the rear garden with a nice high ceiling and exposed beams, and lots of storage by way of a substantial floor to ceiling storage cupboard. The current owner uses this as a hobby room but it would equally be a lovely main bedroom if you like the garden outlook. The bathroom is nicely fitted with attractive fully tiled walls, white suite including panelled bath, radiator, low level WC and pedestal wash hand basin. There is a modern chrome ladder-style towel rail and another useful niche where historically there would have been a window. Above, another Velux provides more natural light.

The property benefits from UPVC double glazing.

Outside
A pretty front garden elevates the property back from the road and stone steps lead up to the front door. To the rear is a good size garden landscaped over several levels with gentle steps leading up through the garden. There's a substantial gravelled area with plenty of room for garden furniture and entertaining, whilst beyond is a large patio. If you like to potter in the garden there's a further level with a couple of vegetable beds and the uppermost section has a raised bed with ground cover plants and a timber storage shed.

Close to the house, there's a passage to the side of the extension which leads through the utility area to the front of the house and a handy outside tap on the rear of the kitchen. A further door opens into the rear lobby.

Shepton Beauchamp is a nice size village of just over 300 properties with a good sense of community and some lovely local facilities including village café with small shop, popular village pub, parish church, lovely small primary school and pre-school, as well as toddler group. There is also a recreation ground. The village is located within a mile of Barrington, with its well-known National Trust property Barrington Court. Ilminster lies approximately 4 miles to the south-west with its super range of facilities independent shops, supermarket and health centre. Likewise, South Petherton lies within c.2 miles to the east. Shepton Beauchamp itself enjoys a peaceful position away from main roads, but still within easy driving distance of the A303 and A358.
