At the top of a quiet lane, just beyond the high street of Winster, sits this gorgeous home. A gateway leads across stone paving (and past a lovely sheltered and bright seating area) to the front door. To the right of the entrance hallway is a well planned utility room, with loo, plumbing for washing machine, sink, preparation surfaces and a Worcester boiler.
Beyond is the spacious kitchen with modern units, Rangemaster oven, twin ceramic butler sink and a dining area with space for a sofa. A door leads out to a terrace which contains a beautiful pond and leads beyond to the wood store and detached outbuilding.
The porcelain (nb easy clean!) floors which run throughout the downstairs effortlessly replicate tumble edged limestone paving. A beautifully exposed extra wide stone doorway, complete with dressed stone quoins – clearly provides a link to the industrial origins of this home as a Candle Factory. The doorway leads into the genuinely lovely sitting room. Dual aspect with a door to the rear garden, this room is very special. It has a Derbyshire stone fire surround and Clearview wood burning stove and combines light and cosy, traditional and stylish. A door leads through to what was until relatively recently ‘next door’. The merger into one property means that the property now includes a lovely snug, with a gas burner in stone surround, open staircase to the first floor and further door to the rear garden. A further light bright reception room is currently used for formal dining and has an external door through to the side garden – with independent access to the pedestrian lane adjacent to the home.
The conversion could easily be reversed as heating, electric and water are all served separately, meaning intergenerational living or income potential is more than possible with this property.
On the first floor we have a lovely twin room with the prettiest view over the rear garden and an original fireplace. The second double room has a useful closet and again, lovely views. Between the two bedrooms is a stylish modern shower room with feature high-cistern loo and basin. The third double has a small built-in closet and steps down to a fantastic bathroom with freestanding claw footed slipper bath, shower cubicle, basin and WC – a great addition for a family home. The master is a very good size, again dual aspect with plenty of space for a study or sitting area. Its stylish and modern ensuite has a shower cubicle, loo and basin.
There is access to a dry loft space with hatch and ladder.
"We have loved our 10 years here in Winster - new owners are assured of a warm welcome. There is no reason to be bored in Winster. The Burton Institute, our village hall, is the venue for many groups/events. The Gardening Club, Local History Group, Winster Morris Dancers, Yoga group and Choir all meet here. Regular entertainments are laid on throughout the year and during the Winter, Friday night is quiz night.
During the summer months, 'Winster Wakes' - a full week of events starts on the last Sunday of June, with Treasure Hunt, Country Show, Quizzes and other events culminating on Carnival Day with fancy dress parade, street entertainment and more Morris dancing!
Two weeks later is our Secret Gardens event with around 20 gardens opening over the weekend and upward of 1000 visitors. We are also twinned with our Italian Town and we visit each other in alternating years.
If all this seems too exhausting, just enjoy the garden or walk a few metres into spectacular open countryside. Our cottage is geographically in the centre of the old village, but for peace and quiet, it could be in the middle of nowhere".
There are innumerable spots in which to sit at different times of day, and a pond to attract wildlife. The outbuilding has baffled historians as to the original purpose of the downstairs space. The entrance door (with window alongside) leads to a room with a very unusual vaulted, dressed-stone ceiling, ancient fireplace and well worn flags. Outside, a new metal staircase leads to the first floor . The upstairs is incredible and has to be experienced – let’s just say that, “wow, Christmas, stunning, dramatic, history and potential “are just a few words that could be used to describe this amazing space.
The side of the house includes a pathway which leads to the neighbouring (attached) property and a stunning garden beyond. This is a picture perfect cottage garden with summerhouse, sublime planting, winding pathways and an open aspect. Beyond is the gravel track which leads to the parking for the neighbouring property (the track is owned by Candle Factory Cottage) and across the track is the paddock area which currently includes, stone stable, outbuilding/shed, parking area for two vehicles, fully fenced paddock, chicken house (with run and very happy chickens), and a wonderful orchard which includes, apples, pears, medlar, damson, plum, greengage, and fruit bushes.
It really is too difficult to list the opportunities for outdoor enthusiasts in this area. There are numerous public footpaths and bridleways surrounding the property – this part of the Derbyshire Dales is a magnet for visitors and those interested in outdoor pursuits or architecture alike. The diversity of geology in the countryside of the Park offers every possible escape, from pot holing to hang gliding, from the hills and valleys of limestone in the south or ‘White Peak’ and the granite in the ‘Dark Peak’ of the North.
We are proud that this area is home to some of the best National Trust (eg Hardwick Hall and Bolsover Castle), and privately owned (eg Chatsworth House Tissington, Kedleston and Haddon Halls) country houses in the country. Buxton, with its opera house and theatres is also within easy driving distance.
This home really has to be seen to be appreciated – to book a viewing, please contact Jacqueline Ashmore, Associate Director, Grant’s of Derbyshire direct on including out of office hours). On entering Winster, Woolley's Yard runs adjacent to the main street (almost opposite the village shop). Our property is at the top of the lane.
