Property Description

Property
The Post House is an immaculately presented detached property positioned in the centre of the charming village of North Kilworth. Whilst extended, the core is thought to be one of the oldest houses in the village.

The house is of checkerboard brick and thatch construction, whilst the detached garage, with adjoining outbuilding, is of brick and shingle construction. The enclosed, landscaped rear garden is beautifully presented.
The property has been comprehensively renovated during the owner’s tenure and exudes charm. Thatched in 2012, the accommodation has fine features throughout.

The entrance porch opens onto a spacious, clay tile floored reception hallway, with wood burning stove and beamed ceiling, which forms the core of the ground floor from which all the rooms are accessed. The two reception rooms are symmetrical and south facing. The drawing room is particularly well-proportioned and dual aspect. French doors open to the garden and there is an open fireplace. The ceiling is beamed and the main beam was reputedly sourced from North Kilworth’s former railway station, a victim of the Beeching cuts. The triple aspect breakfasting kitchen has been created from the amalgamation of two rooms and is lovely, with a clay tiled floor and two sets of doors opening to the garden. The extensive suite has integrated appliances and a central island unit, as well as an oil fired Aga and separate electric oven and hob.

On the first floor, the spacious master bedroom has fitted wardrobes and a contemporary en-suite shower room. There are three further double bedrooms with high, timbered or gabled ceilings, and large, double glazed windows bathe the rooms in light. There is also a family bathroom.

Outside
The garden is delightful. Enclosed and largely walled, with formal lawns and well stocked flowering borders, which provide a deep depth of colour, together with avariety of semi-mature tree species. Tucked away to the rear of the garden is a large kitchen garden, whilst a stone terrace adjoins the house, providing access to the drawing room and kitchen.

Situation
North Kilworth is an attractive Conservation Village on the Leicestershire/Northamptonshire border, with an active community and an excellent village, website (). There is also a post office, school, garage and public house. For leisure enthusiasts, there is a sports club and The Kilworth Springs Golf Course, whilst the Grand Union Canal, with marina, is within walking distance.

The area has a good road network with quick access to the A14, M1 and M6. There are mainline stations in Market Harborough and Rugby, where high-speed train services connect to St Pancras and Euston respectively, whilst the village is equidistant between East Midlands and Birmingham International Airports.

Directions
Travelling west from Junction 20 of the M1, towards Market Harborough on the A4304, proceed for 5 miles to North Kilworth. On entering North Kilworth, take the 1st right onto South Kilworth Road. Thereafter the 1st left onto Washpit Lane. At the t-junction bear left and then take the 1st right onto Hawthorne Road. The Post House is the thatched property on the left with a thatch peacock on the roof. If you reach the War Memorial you have travelled 50m too far.
