Within walking distance of Mold town centre we find this very substantial, three bedroom detached home. Built to exacting standards in the late 1930s it represents a fabulous opportunity to bring a period property up to date with a sympathetic modernisation program. This would result in a truly splendid home, especially when we consider the enormous size of the gardens and the possibility of extending the home into the grounds.

A freshly resurfaced drive leads up along the side of this imposing double fronted semi detached home towards the detached garage, passing the large front garden with its manicured lawn and surrounding flowering shrubs and bushes. Opening the centrally positioned white UPVC front door takes us into the large inner hallway with the staircase opposite and where, to our immediate left is the door to the cloakroom. This is a cloakroom in the old fashioned sense, in that it is a room for cloaks. There is nothing so modern as plumbing but it would hold a vast number of cloaks, coats, wellies and whatever else you threw at it.

To the right of the front door we find the lounge. This attractive room is kept bright and airy by virtue of its double aspect windows, with the front overlooking the lawn while to the rear is a large French door with further windows to either side looking out to the impressive rear garden. On the outer wall is a large chimney breast housing a period hearth with a traditional gas fire. This is more for background than primary heat as the whole house benefits from central heating powered by a condensing gas boiler. This fire is very much of its time and, depending upon your taste would be removed to make way for something more contemporary or retained for its period style.

Returning to the hall there is a large walk-in cupboard beneath the stairs, where we find a capacious store-room also housing the electric supply and isolator switches. The far side of the hall leads through into the formal dining room. This is a pleasant space with a large window overlooking the front garden, a rather more modern gas fire that that found in the lounge and two further doors, one of which reveals perhaps the world’s most disappointing cupboard. Behind a full sized domestic door lies a store cupboard a full 9 inches deep, perhaps better suited to being a bookcase but then, why the need for a door? Unless your reading habits are genuinely embarrassing…. The other cupboard is closer in size to the hall’s cloakroom and provides a handy hideaway for the Hoover and all the other awkward items that always take up so much space.

Moving through into the kitchen is like stepping into the1950s, typified by the open larder to one end while at the other is what today would be the utility room but here is more of a scullery. The kitchen units are clean and tidy, if a little sparse although the basics are catered for. An automatic washing machine lies adjacent to the sink while the inner wall houses a free standing gas cooker. Alongside the scullery is a downstairs lavatory, before we come to the back door.

This opens out into a magnificent garden that seems to stretch into the distance; a rare phenomenon in a home so close to the town centre and offers various styles of layout dotted around, including a patio and seating area on one side of the expansive lawn which is perfect for those Downton Abbey moments when taking refreshments. A detached garage lies beside the garden, although while the door has been altered to preclude vehicle access, it remains a useable storage space or possible workshop.

Moving up the broad staircase and onto the wide landing, we pass a wall mounted gas heater. These units are dotted around the home and I think must have been the principal source of warmth for the home prior to the installation of the gas powered central heating. Opposite the top of the stairs is the bathroom. In here I am reminded of the kitchen in its 50’s style and while this would probably be one of the first rooms to be updated, it remains perfectly serviceable, offering walls tiled to half height, a pedestal hand basin and bath with electric shower over.

Returning to the landing and turning right brings is initially to the first of the front facing bedrooms. This is of a good size, with a very pleasant view over the front garden and a large linen cupboard in one corner that also houses the condensing gas fired central heating boiler. Although this particular boiler is a recent addition, the exposed pipework of the central heating system indicates that the home in its original form had no such 20th century niceties and any buyer may like to consider ways of concealing its inner workings.

Adjacent to there and facing the rear of the home is the smallest bedroom, though in a home of this scale it is by no means actually small. Overlooking the delightful rear garden and featuring a solid wood block parquet floor, this is a very pleasing room.

Beside here and again, typical of the era is a separate lavatory while at the far end of the landing we fond the master bedroom. This is a mirror image of the lounge, above which it lies and features large windows at either end of the room providing masses of light. There is also a period hearth and fireplace on the chimney breast which if desired could be opened up or even used as a feature.
