Llandegla sits at the centre of a triangle with Corwen, Ruthin and Wrexham at its corners so while rural, it is hardly remote and offers all you could expect from a small village by way of local amenities.
This family home sits on a small side road at the corner of a new development of houses, which makes it feel slightly separate from them, adding a sense of exclusivity. This is a sense that is further enhanced by being the ex show home of the development and as such, comes with all the bells and whistles that the builder could offer.
Slightly raised and separated from the road by a decorative miniature hedge and pathway, the home stands on the ‘main’ road into the village itself. Immediately to our right is a door leading into the neat and convenient study, office, music room, den, children’s quarantine area, games room or whatever you fancy.
Opposite here on the other side of the hall is the door to the lounge. This is a very deceptive room. At first glance, it did not seem particularly spacious but when I sat on the settee, I realised I was in fact, a considerable distance from the door and the room was far bigger than it initially seemed. An optical illusion or just extra large furniture? I don’t know but don’t judge it till you’ve sat in it and i’m confident you will be pleasantly surprised. The room is kept very light and airy by the bay window to the front and is simply a pleasant and relaxing place to be.
Moving further into the home past the stairs, we find a door which normally reveals the under-stair storage but which here provides a downstairs cloakroom, which is always a welcome addition in a family home.
The far end of the hall reveals the kitchen part of the kitchen / dining room and this is where this home really begins to show its class. High gloss ceramic tiles cover the entire floor, their pale cream colour contrasting nicely with the greys of the units and worktops. The ‘L’ shaped worktops contain all the necessary white goods, along with space for a tall fridge / freezer at one end. Another door gives access to the utility room, providing space for the washing machine and tumble drier, along with the gas combi central heating boiler and copious amounts of further storage.
Returning through the kitchen to the dining room, there is sufficient space for a full sized table without any of the cramped feeling so common in dual purpose rooms and a large set of French doors out into the attractively laid out garden make dining here a very civilised affair.
From here, a large archway opens into the cosy sitting room area which, with its full width glass roof and second set of large French doors feels very close to sitting outdoors and yet still indoors…..If you see what I mean….. This adaptable multi-usage room makes this house feel genuinely different and provides the all-important heart of the home. After all, the best parties and family gatherings begin and end in the kitchen, so let’s make it comfortable and spacious – and this is both.
Stepping through the French doors takes us into the interestingly laid out and varied garden, offering decorative slate areas interspersed with lawn and mature shrubs adding colour. The detached garage has a side door, giving access to a fully converted ‘man cave’ with heat and light, adding even greater versatility to this beautiful family home.
Climbing the stairs we are faced with two doors, angled in towards one another. The left one reveals the smallest of the bedrooms. This is definitely a single room, but a very comfortably sized one, offering loads of space for ancillary furniture along with the bed.
The other door reveals another bedroom, this one currently also used as a single, but would easily accommodate a full sized double bed along with all the necessary furniture. Both these rooms look out over the rear garden.
The next door reveals the family bathroom. Here, there is a continuation for the floor tiles found in the kitchen and some very attractive tiles which cover the walls in a contemporary grey colour that gives a real touch of class. Heat is provided by a heated towel rail / radiator and the suite is made up of a pedestal hand basin, lavatory and a bath with electric shower over. The main body of the room is protected from spray by a fitted glass shower screen.
Next we come to the first of the front facing bedrooms. This is a large and comfortable double room, made all the more so by the two separate sets of fitted wardrobes providing enough clothes pace to make Primark jealous. Or, in a home like this perhaps River Island would be more appropriate.
And finally, on the other side of the stair well, we come to the master bedroom. This again is a large room, made all the larger by the full width fitted wardrobes negating the need for free standing furniture. In one corner, another door opens into the well appointed en-suite. Fully tiled and offering a heated towel rail / radiator, pedestal hand basin and lavatory, with a corner mounted walk in shower. In common with the other bedroom on this side of the home, pleasant and far reaching views can be seen from the large picture windows, underlining the rural nature of the location.
