Seller insight:
Set amongst rolling farmland in the glorious Leicestershire countryside is Ivy Cottage, an extremely attractive period home that over time has been both greatly enlarge and tastefully renovated throughout. “The location was what really sold the property to my wife and I when we first came across it almost thirty-four years ago; I can’t imagine there are too many places quite so beautiful, ” says Tony. “The house and garden are completely surrounded by virtually nothing but open fields so the views are far-reaching and really quite spectacular, and we enjoy utter peace and seclusion. However, we’re by no means isolated. We can hop in the car or indeed stroll through the fields to the lovely little villages of Kilby and Countesthorpe, and it only takes around twenty minutes to get into Leicester city centre. It’s one of those places that really does offer the best of all worlds.”

“The house itself appealed to us for a number of reasons, but mainly the sheer size of the place. It meant that not only would we have a house spacious enough for our family, but it also provided more than enough room for my wife and I to run our businesses from home. It’s a very attractive period house that’s been greatly extended, and during our time here we too have enhanced it even further. We’ve added yet another extension, which not only enlarged the open-plan kitchen/diner and gave us an extra reception room/study, but it also added two extra bedrooms, both of which lead out onto a large balcony. We’ve also beautifully updated the kitchen, refurbished the bathrooms and we’ve generally kept the whole house exceptionally well maintained so it’s all in excellent condition and therefore the new owners won’t need to do a thing.”

“The house is just gorgeous, but it’s the sheer beauty and tranquillity of the location that really sets it apart, ” continues Tony. “Every room in the house has a tremendous view and the garden is a very peaceful place that’s provided the perfect backdrop to some wonderful occasions. We’ve had big family BBQs and parties for which we’ve erected marquees on the lawn, and the best thing is that we can be as loud as we want because we don’t have any neighbours to upset.”

“One of my favourite parts of the house is actually the balcony that we added a few years ago, ” says Tony. “We can sit up there and watch the sun rise and set and just soak in the far-reaching views.”

“When we’re at home we really do feel a million miles from everything and everyone, however, in reality everything is within easy reach. We have a number of well-served towns and villages in the local area, and of course it only takes around twenty minutes to reach the city centre, and we also have some excellent schools nearby so it’s a fabulous place to raise a family.”

“Within the property we have a number of very useful outbuildings, one of which we had considered developing into self-contained accommodation. In the end we felt we just didn’t need the extra space, but it could be something the new owners might want to consider.”

“It’s going to be such a wrench to leave Ivy Cottage and I know that we’ll never find anywhere quite so perfect, but it’s a family home and it needs to be filled and enjoyed, and i’ve absolutely no doubt that its new owners will be every bit as happy living here as we have been, ” says Tony.
