A unique home that will bring you joy and calm.
Picturesque parkland in the historic village of Newton Solney is the idyllic setting of this extraordinary property. Its owner describes the property as "unique", and explains that he was attracted to the well-maintained grounds, gardens, lake and trees as well as the peace and quiet this environment offered.
The only new-build house on the estate of 28 properties, it was originally built speculatively in the mid-1960s, and, unlike the other homes in the park, it is two storeys. "i've made so many alterations and improvements, at each stage it's got better and better. I just hope the buyer will enjoy it as much as I have over the last 31 years, " the owner tells me.
Historically, Newton Solney was an agricultural village until the end of the 16th century. Beginning life as a farmhouse, what is now the Newton Park Hotel was transformed into a country house by a wealthy local gentleman named Abraham Hoskins. The village oozes character with its array of intriguing and heartwarming buildings set both within and outside the park.
Sat within what was once the Manor's kitchen garden that would have been filled with glass houses, hothouses and cold houses, is this delightful home. The remnants of the orchard still remain next door, but it's the lake that is the main feature of the estate. Despite its idyllic location, the property is still only a 3 ½ mile drive into Burton, and there is also a regular bus service.
As we wander into the kitchen, the owner informs me that this is his favourite room in the house as he loves to cook. With tales of Mediterranean dishes and his smoked salmon roulade party piece, you can see how this room is ideal for entertaining.
This is the third kitchen that the owner has installed in this property, and he believes that it's the best yet. With two large windows overlooking the rear garden allowing the natural light to flood in, there is a very calming feel to the room.
This is a spacious home, which is certainly felt as you enter the living room with glorious patio windows that face due south. The room benefits from bespoke crafted bookshelves and cabinets, designed and fitted by a local builder.
Speaking of the conservatory, the owner describes it lovingly: "It's a congenial room both in the summer and winter, it benefits from facing due south. I've used it as an office as well as a relaxing summer sunroom. When I cook on the open heath it's a convenient place to eat, too." As you look out of the conservatory onto the garden, the 'cooking hearth', inspired in France, sits outside, named as such because it uses wood, yet you cook the same as you would on a barbeque. Whilst outside he explains how he turned the garage around 90 degrees to provide more garden space, which has since been landscaped.
Heading upstairs and into the master bedroom, with its dual aspect you're met with the stunning view of one of the four Atlas Cedar trees in the park, which sits on the east side of the house, alongside the lake. Surprisingly, the great-sized guest room is also dual aspect, facing south and west.
Dotted around the property and the park are signs of its heritage, such as the very tall Victorian garden walls. It's incredible to imagine that as you step through your back gate you can be met with such a breath-taking landscape. It's a little haven for birds, and one of the owners greatest pleasures while living here has been the wildlife he has seen on a daily basis, including Great Spotted Woodpeckers. He also regularly spies a big family of Nuthatches, as well as Goldfinches.
Sadly, for health and age-related reasons, it's time for the owner to move on. But as he talks about his time living here you can see how much joy it has given him, maybe it can do the same for you?
Newton Park Residents' Association
It is worth noting that there is an annual charge payable to the Newton Park Residents' Association. This covers the costs of maintaining the roads, lighting, historical walls and artefacts that can be found throughout the park, as well as the lake, trees, common areas, paving stones, lawns, the dell and the other features that make this location so unique.
