Upstairs you will also find two further double bedrooms, one with a fitted wardrobe (bedroom three also has an ideal space for a fitted wardrobe should you wish to add one) and a fourth single bedroom. This fourth bedroom would make a great single or children's bedroom, however, if un-needed you could easily utilise this space as a large walk-in wardrobe for the master bedroom, an office/study or even a second living room/playroom/games room.
Outside I have good sized gardens to the front and back which includes a shed at the rear. A driveway to the rear off Harclay Garth offers off-street parking for two cars and a single integral garage. The rear garden is very private with space for playing, kicking a ball around or even a trampoline. I also have a patio area ideal for those summer barbecues. This rear garden also catches the sun nearly all afternoon and all evening, it really is a fantastic space.
Overall, in my opinion, and the opinion of EweMove, I would appeal to a lot of people. Ideal for first-time buyers or a family, keeping in mind that first-time buyers do not pay any stamp duty on a house up to £300,000. Being EPC rating 'B' and just 2 points away from being 'A' Rating means I am very energy efficient keeping monthly costs low.
Let me finish by telling you a little bit about my location. Being just a short walk of schools, the town centre and the supermarket makes day to day life so easy. You can also drive to the A1(M), for North and South bound, in just a couple of minutes which is ideal for commuters. You can reach Ripon in approximately 15 minutes, Harrogate in 25-30 minutes, York in 30 minutes and Leeds in 35-40 minutes.
Boroughbridge is a small yet wonderful town in the Harrogate district of North Yorkshire. It is a friendly hub of local shops, cafes, restaurants, pubs and all the services you could ever need. You are also only 25-30 minutes from both the North Yorkshire Dales and North Yorkshire Moors, which offer some truly amazing days out and family activities.
