We are delighted to offer this superb opportunity to purchase this character conversion which is currently let as a holiday cottage. Nine Ladies is found in a picturesque location in the heart of Birchover, a pretty and popular Peak District village, and is part of The Old Chapel. Originally constructed in 1867 and extended in 1925 from locally quarried gritstone, and following deconsecration, the chapel was sympathetically converted into two cottages 20 years ago. Since then, the building has undergone further, considerable refurbishment to create three bedrooms, two bath/shower rooms, a first floor dining kitchen and living room. The bathrooms and kitchen were completely replaced during January 2013. The neighbouring property is also for sale, and there is potential for a connecting door at first floor level (subject to building and planning regulations) should the two be purchased together.
Located to the left side of the building, the entrance being in a side porch providing an excellent coir floored boot room with hanging space. There is space and plumbing for a washing machine and the Glow Worm boiler is also located here. A further door gives access to the private seating area for the cottage.
Two, fully glazed doors lead to spacious hallway. A door to the left leads to the very well proportioned double bedroom which also benefits from an ensuite with shower cubicle, basin and WC. As with all the bedrooms there is a clothes hanging area. Two further twin bedrooms all with natural light are located on the ground floor along with another bathroom, with a bath, shower cubicle, WC and basin.
A carpeted staircase leads up to a light and airy open plan living area. The ceiling is vaulted with two conservation skylights, with dramatically arched cross beams painted cream. All of the upstairs space has cream, painted floor boards, ensuring a light contemporary feel not to mention a very practical solution to holiday home traffic! The staircase bisects the area, and to the left is a good sized dining/study area, and kitchen with space for fridge and dishwasher. Lighting is via a range of wire system spots. The excellent, white, contemporary kitchen was replaced in January 2013.
The living area to the right is large, bright and spacious. There are lattice windows overlooking Uppertown and plenty of space for those all important holiday gatherings with plenty of space for activities storage.
Entrance Porch - 2.95m x 1.68m
Bedroom One - 3.15m x 2.0m
Bedroom Two - 3.10m x 2.84m
Bedroom Three - 3.10m x 2.41m
Bathroom - 2.10m x 1.58m
Shower Room - 1.81m x 1.52m Max
All of the high quality furnishings and equipment are available by separate negotiation ensuring that the cottage remains immediately viable as a popular Peak District destination. The holiday let business provides a good return on investment, the evidence of income is available at the owner's discretion. Each cottage is entirely independent; however, there is the potential for a connecting door at first floor level (subject to building and planning regulations approval).
When the Chapel was converted in 1994, planning permission was obtained for holiday accommodation only with an upper limit imposed on occupancy of six continuous weeks. The overturning of this restriction has not subsequently been explored in any detail.
