Entering through into the well-proportioned hallway, we find immediately to our left the downstairs cloakroom. This compact room contains a hand basin and lavatory, with a small window to the front of the home matching the one in the hall.

On the opposite side to the cloakroom is the lounge, which is a deceptive size. This is a very warm and cosy room, kept pleasantly bright courtesy of the picture window to the front, supplemented by two more windows to the side of the home. The snug ambiance is further enhanced an the attractive and effective living flame effect electric fire. This is more for visual effect than for any actual heat, as this is adequately catered for by the gas central heating, but it’s still very pleasant on the eye for these cold winter nights ahead!

Stepping across the hall, we find the kitchen / dining room. This is a feature offered in many modern new-build homes but in my experience, it is rare to find one as well thought out or as generously proportioned as this. The dining room section of the space easily accommodates a substantial suite of chairs and table, while still providing enough room to move about. There is nothing more guaranteed to ruin Christmas than having to turn sideways while creeping past and still managing to knock Aunty Doreen’s sherry over….. At one side, a large set of French doors open onto the enclosed rear garden.

The kitchen end of the space is all you would expect, with modern units in a fashionable grey covering two walls and offering all the storage space necessary, along with places for the washing machine and fidge / freezer. Stepping through the French doors puts us directly onto the patio area, ideal for quiet reflection, alfresco dining, or simply when the party spills over and needs more room. All possibilities are catered for. A large area of grass accommodates a pathway through the middle, allowing access to the garage at the far end of the garden and all of this is bordered by a new wooden panel fence for extra privacy and safety.

Returning to the hall and climbing the gorgeous turned staircase, we are faced with a door into the family bathroom. This is tastefully floored in a water resistant laminate, that gives a real feel of luxury. Attractively tiled to waist height throughout, the room offers a suite of pedestal hand basin, lavatory and bath.

Adjacent to here is the smallest of the bedrooms. Happily, ‘smallest’ need not necessarily mean ‘small’ as this is a very comfortably sized single room made all the more practical by a deep recess in one wall which has been utilised as a fitted wardrobe. The room is also kept bright and airy by its twin aspect windows.

Across the landing from here we find the second bedroom. Overlooking the front of the home with is a very comfy double room which, like its smaller sibling cleverly utilised a large recess in one wall to house large pieces of furniture without encroaching on the main floor area.

Finally, at the far end of the landing is the master bedroom. This is of a similar size to the previous room, again making maximum use of its space by providing a recess to contain large items of furniture but also offering the luxury of its own en-suite. This neatly laid out facility offers a repeat of the water resistant flooring found in the family bathroom, along with a pedestal hand basin, lavatory and corner mounted walk in shower cubicle with electric shower.
