Foxhill is a former coaching inn dating back
to 1760. It was converted into a private house
over 20 years ago and is currently run as a
bed and breakfast. The house has undergone
extensive refurbishment over the years including
installation of double and secondary glazing,
and was re-roofed in 2013. Surrounded by open
countryside with stabling and small paddock,
it offers flexible accommodation and scope
for both income source and leisure interest.
Planning permission was previously granted to
convert the letting rooms in the original barn
into a self-contained two bedroom cottage. This
has subsequently lapsed.
The property is approached through stone
entrance gates into a gravelled courtyard
with space for a number of cars to park. The
accommodation in the main house includes a
sitting room with dining area, once the pub’s
bar, and featuring open fireplace, beamed
ceiling and attractive stonework. Adjacent
to the sitting room is the kitchen with floor
mounted units, electric oven, gas hob,
commercial grill, stainless steel double sink
and drainer, breakfast bar and space for a
dishwasher. The kitchen opens into the snug,
with exposed beams, wood burner and doors
into the conservatory which overlooks the
garden. Off the kitchen is the rear hall with
glazed doors to outside and access to the
boiler/utility room, with a shower room next
door. Stairs lead off the snug to two bedrooms
and two bathrooms, one ensuite. The bedrooms
and one of the bathrooms have vaulted and
beamed ceilings and views across fields.
The Annexe
The rooms in the annexe are accessed
independently from the main house although
bedroom one and its spacious shower room,
can also be reached by stairs rising from the
back hall off the kitchen. Adjacent to bedroom
one and accessed by steps up from the garden
is bedroom two with ensuite shower. A third
en suite bedroom on this floor is accessed by
other external steps whilst bedroom four, on the
ground floor, is accessed from outside through
a porch.
Off the courtyard are the laundry room and
further storage rooms.
Foxhill is situated just outside the village
of Naunton, seven miles south west of the
picturesque Cotswold town of Stow-on-the-
Wold. Stow provides a wide range of shops
and amenities as well as a Tesco’s supermarket.
A more comprehensive range of shopping,
recreational and educational facilities are
available in Cheltenham, which is 12 miles to the
west. There is a good primary school in Temple
Guiting, three miles away, whilst Bourton-onthe-
Water provides an excellent secondary
school. Communications are good with
Kingham station 12 miles away proving mainline
rail services to London Paddington taking
approximately 85 minutes.
The garden lies predominantly to the north of
the house and this is currently divided into two.
It is enclosed within a Cotswold stone wall with
mature flowering shrubs. Beyond the garden is a
small fenced paddock and stable yard with four
stables and tack room with mains water and
electricity connected.
Solar panels are fitted on the stable roof and
provide fit payments. There is additional access
to the paddock from the road and hard standing
for horse boxes.
