Property Description

A stone-built entrance porch with its pitched roof and feature windows to each side, leads into the principal reception room; a 24ft living/dining space with modern feature fire at one end and steps up to the kitchen area at the other. A ecently-serviced cream aga overlooks the living space, and serves as a warming central feature to the house. The kitchen area leads through to an attractive breakfast room/conservatory and round to a second sitting room, utility and ground floor cloakroom/WC.
A straight, painted timber staircase with feature tile risers, leads up to the first floor with its 4 characterful bedrooms and charming family bathroom. The original stone spiral staircase then leads back down from the front bedroom to the living area. A stone-built outhouse is positioned in a secluded part of the garden, and this has previously been used as a workshop/studio. A wood burner remains in this building, ready to be reconnected for future use.

Llanbethery is an attractive small village of just one road which is a cul-de-sac so there is effectively no through traffic. Local facilities are mainly located in the nearby village of Llancarfan which has a parish church, village pub, village junior school, village hall and tennis club. Llanbethery is situated midway between the market town of Cowbridge and the capital city of Cardiff so is easy commuting to major facilities. Llanblethery is situated in the midst of the rural Vale of Glamorgan with the Heritage Coastline just a few miles to the south. Major centres within easy commuting distance include the capital city of Cardiff, Newport, Swansea, Bridgend, Barry, Llantrisant, etc.

Porch

Pitched panelled roof. Timber ledged and braced storm doorway. Arched double glazed windows to either side. Ledged and braced inner doorway.

Living Room (7.37m x 3.79m (24'2" x 12'5"))

A ‘secret’ doorway in the wood panelling to one side of the fireplace leads up to Bedroom 4, and an open space to the other serves as useful for wood storage. With a useful built-in cupboard in dining area, overhead and wall lights, the room is semi-open plan with steps to kitchen area.

Kitchen (3.06m x 3.08m (10'0" x 10'1"))

The kitchen area features a range of painted wooden base units, wall-mounted open shelving and part-glazed wall cupboards with drawers below. Integrated dishwasher and a Belfast sink set into double-width white Corian-style work surface. A conventional oven with hob could be easily positioned here if required.
The practical painted timber floor extends from the steps through to the breakfast/conservatory area and onto the inner hallway where the sitting room is then carpeted.
Double-glazed windows on all three external walls, along with the glass roof, make the conservatory a warm, bright space and it gives a lovely flow to the ground floor as a whole. Great views of the courtyard and garden in each direction.
A part-glazed door opens onto a small terraced area which leads to the garden and courtyard areas outside.

A tall laurel hedge with a central arch opening and steps separates this front courtyard from the main garden area, which is not visible from the road, making it private and a safe place for children to play. This garden is accessed via French doors in the back sitting room and the glazed doorway in the breakfast room. To the rear of the garden, beyond the oil tank, is a secluded courtyard area in front of the outhouse and storage sheds. This area is again shielded from the road and shaded by established trees.

Directions

From Cowbridge take the main A48 road towards Cardiff and as you enter the village of Bonvilston turn right immediately in front of the Aubrey Arms. Turn right at the T junction and follow the country road for about two miles until you see a signpost to Llanblethery on your right hand side. Follow the road into the village (which is a cul-de-sac) and Castle Cottage is on your left hand side in the middle of the village. From Cardiff take the main A48 road towards Cowbridge from Culverhouse Cross through the village of St Nicholas and into Bonvilston. As you leave Bonvilston turn immediately left after the Aubrey Arms and then follow the directions as above.

A charming Victorian cottage which has been sympathetically refurbished throughout.
