Property Description

Situated in up-and-coming Tottenham, close to all that is happing in this rapidly-evolving corner of the capital, this smart three-bedroom house has the makings of a fantastic family home. With a super open-plan living room downstairs – the heart of the home – and ample living space above, there’s room to grow as well as the opportunity to make your own mark.

Thanks to substantial investment in the area, many forward-thinking minds have set up in recent times, and Thackeray Avenue is in the midst of all that rejuvenation. Within walking distance of Tottenham High Road which is dotted with new establishments, including the Bluecoats Pub and Blighty India Cafe. In the other direction, you have the various tap rooms of the independent breweries, most notably Bevertown. You can also pick up the Victoria Line from Tottenham Hale, which directly connects you to King’s Cross, Stratford, Liverpool Street and Stansted Airport.

Brickworks Says

Despite how different they are, we’re fond of both the master and second bedrooms in equal measure. The former on the first floor has so much warmth to it: Stripped floorboards, large south-facing windows and a deep-hued feature wall – all make it feel inviting. The latter, in the loft, can be appreciated for its size and smart, contemporary touches, such as the built-in cupboards, which are super practical.

Outside is a sweet and versatile back garden. It is neatly arranged with decking for entertaining, some lawn for the kids to roll around on, and a glazed shed which has been fitted with storage and a desk. It makes the perfect summer studio.

What impresses us most, is the new open-plan living and dining room. The removal of the dividing wall has created a beautifully light and inviting space. It shows just what can be achieved with a little love and care. It also highlights the rest of the potential within – like the area, it's full of exciting possibilities.

The Owners Say

Tottenham is one of the rare areas in London where you can fully live in the city while enjoying the comfort of a private house and garden; all without paying the earth.

In our three years here we have seen a huge amount of change, with the opening of the Walthamstow Wetlands, the delicious Loven pizzeria and bakery, the Stronghold bouldering centre, new pubs on the high road, and clubs such as The Cause and Five Miles. These come in addition to existing favourites like San Marco's pizzeria, Craving Coffee, the Beehive pub and Styx outdoor bar and club.

One can feel the energy and creativity in this area, and there is so much more to come with the refurbished stadium and new Tottenham Hale plans.

We have really enjoyed living in this house. Its location is convenient and there is a lovely community spirit and tranquil feel in this area. The house itself has been perfect to entertain guests and cosy up in colder months. We will especially miss the light and airy open space, and the garden.

Points To Consider

The EPC gives a current Energy Efficiency Rating: D & Environmental Impact Rating: D.

Part of the borough of Haringey, the house falls into Council Tax Band D (£1,575.80 for 2018/2019).

As outlined above, there is lots of regeneration going on in the area. The most ambitious of all is the large-scale development surrounding Tottenham Hale station. There are aspirations to attract new businesses with co-working offices, and to make it even more community-friendly creating public open spaces – it’s an exciting time for N17.

Much of the hard work has been done here. Windows have been replaced with fensa-approved high-quality double glazing, improving the external look of the house; a brand new boiler has been fitted, and there is plenty of in-built storage throughout. All the paperwork is provided for the recent structural works, too.

Thackeray Avenue is in the catchment area for two Ofsted ‘Outstanding’ rated schools: Harris Primary Academy Coleraine Park & Harris Academy Tottenham Secondary school

Cyclists will be pleased to know that the National Cycle Route Number 1 can be accessed nearby, which runs from Dover all the way to Shetland. For more prosaic purposes, the Cycle Superhighway Route 1 runs from Seven Sisters to Liverpool Street. This significant improvement provides a safer and quicker route for cyclists commuting into central London.
