Situated on the estate off Elfed Drive, this home manages to be highly convenient but, positioned where it is does not suffer from the plague of passing traffic remaining not only quiet, but safe for playing children. The home was built about 7 years ago and thus still benefits from the NHBC guarantee, and in spite of its youth has been fastidiously maintained as is shown by its condition. As a family home it is ideal, spacious and with a detached garage and large garden, something rarely found in modern estate homes. We approach the home towards a detached double garage but before we get too carried away, this is divided into two and only the part nearest the home is ours. Having said that, parking will never be a problem as there are two further car spaces to the front of the garage to accommodate visitors.
The home is the right hand half of a pair of semis with a neat and open plan lawn to the front, with a flagged path running towards the front door. This sits beneath a small canopy style porch which offers a degree of protection from the elements when ferrying the shopping from the car. – Never a bad thing. Opening the semi glazed white UPVC front door allows us into the inner hall with its high quality light wood laminate floor. Immediately to the right is a door to the downstairs cloakroom with its pedestal hand basin and lavatory.
Opposite here on the other side of the hall, we find the lounge. This cosy room is kept bright and comfortable with its large picture window overlooking the front lawn and features a continuation of the hall’s laminate flooring.
At the head of the hall is the door to the kitchen/dining room. We enter the kitchen end to find a well equipped ‘U’ shaped work area containing everything you could realistically need. The oven and hob lies centrally to one side, while the sink occupies the traditional position under the picture window and overlooking the rear garden. Opposite the hob there is an arm of units projecting into the room forming a dividing barrier between here and the dining room. This, refreshingly, is large enough to contain a sensibly sized table unlike many of the ‘dining rooms’ found in today’s modern houses.
At the rear of the dining room is a large French door opening onto an area of decking which in turn, overlooks the garden itself. It is here that the house really begins to show its credentials as a family home, offering a large triangular lawn that disappears around the corner of the building before widening out again as it continues all the way to the side of the garage. This is a garden for playing in. Or, should your playing days be behind you, for sitting in the sun with a drink and a good book while the bbq sizzles gently.
Moving back indoors and up the stairs we immediately come to the smallest of the bedrooms. Facing the rear of the home this would struggle to call itself a double room but, currently containing a large wardrobe and a futon, makes a very comfortable single.
Adjacent to here is the considerably bigger second bedroom. Also overlooking the garden this would have no trouble accommodating a double bed and any free standing furniture necessary.
Moving towards the front we find the family bathroom. Although windowless this manages to avoid feeling gloomy or cramped and is attractively tiled. The suite features a pedestal hand basin, lavatory and bath while in one corner is a large airing cupboard containing the hot water tank and pressure tank for the water system.
Overlooking the front of the home is the master bedroom, although ‘master bedroom’ sounds a bit pretentious in a three bed semi but I don’t know what else to call it. This is a cosy room which makes excellent use of the space above the stair well, with it being boxed in making a large fitted wardrobe to maximise the available room. Another door opens into the en-suite. This appealing feature is fully tiled throughout and contains a pedestal hand basin, lavatory and corner mounted shower cubicle with a mains fed power shower drawing its water directly from the combi central heating boiler.

All in all this is a very desirable home. Within the reach of the more fortunate first time buyer but more likely, suited to someone seeking a long term home for a small but growing family. Its location, the only aspect of a house that cannot be altered, is ideal in that the town centre is a brief walk away yet because it is on a cul-de-sac, noise and traffic problems are none existent. This lack of traffic will also appeal to the family oriented, becasue when the garden becomes too confining, the kids are still safe. Keeping those kids still firmly in mind as they grow, there is an extensive choice of highly regarded schools catering to all ages within walking distance. So, there are the shops and facilities of the town, the schools, the medical centre, the green space of the common, the convenient position for commuting, what more do you want?
