Property Description

A pretty Listed house of tremendous charm & character with a wealth of period features, adaptable living space and an enclosed garden well placed for the centre of Shaftesbury.

Property

Knapp House is an attractive Grade II Listed house that is thought to have originally been part of a farm dating from around 1800 and parts of it may be older still. It was extended during both the Georgian and Victorian eras when it was used as a shop. In more recent times the property has undergone a number of improvements and alterations but with great care taken to keep the many original period features such as beamed ceilings and wooden floors so as to retain the intrinsic period character of this charming home whilst at the same allowing scope for further changes.

The accommodation is arranged over two floors and allows for flexibility as to how it can be enjoyed. On the ground floor this includes a good-sized sitting room with an open fireplace, a lovely rustic style kitchen/dining room with a cast iron wood burner and a utility/rear hall. There is also an entrance hall and a cloakroom. Upstairs is a large master bedroom which was formerly two rooms, a pretty second bedroom and a third bed/family room open to the stairs but with folding wooden paneling to make it private when required. There is also a well-appointed bathroom with a separate walk-in shower.

Outside

A gravelled drive provides off-street parking for two cars with shrub borders, a vine and a brick path to the enclosed garden. To the front of the house is a cobbled path, a paved patio area with a pergola over and a wrought iron porch with wisteria. The lawn is westerly facing and there are flower borders, ornamental trees, a mature beech and vegetable garden with raised beds and a wooden shed with power and light. A half-height door gives access to a cellar/storage room with a cobbled floor and well.

Situation

The property is situated in Enmore Green, a popular residential conservation area with a village-like feel located on the western slopes of the hill that the ancient market town of Shaftesbury sits on. Shaftesbury has a rich history going back to the times of King Alfred and Knapp House is a short walk down Tout Hill from the town centre. It is known for its vibrant community life and many excellent amenities including a range of independent shops, boutiques, cafes, restaurants and inns as well as a large supermarket and a twice weekly market. There are also doctors and dentist surgeries, a cottage hospital, an arts centre, sports facilities and well regarded state run primary and secondary schools. The town is immortalised in the World of literature as Thomas Hardy’s ‘Shaston’.

The local road network provides good connections to the other main towns in the region including Bath, Blandford, Gillingham, Salisbury, Sherborne, Warminster and Yeovil as well as to the South Coast whilst the A303 trunk road links with the M3 makes London accessible for the motorist. There are railway stations at Gillingham (4 miles) and Tisbury (8 miles) with mainline services to London (Waterloo) and the West Country. Many families are drawn to this area by the quality of life and excellent choice of state and independent schools including Port Regis, Clayesmore, Sandroyd, Bryanston, Bruton, Downside, Sherborne and St Mary’s amongst many others.

Shaftesbury is an ideal base from which to explore the beautiful undulating countryside and pretty villages of the Blackmore Vale, Cranborne Chase and West Wiltshire Downs with their many miles of public footpaths and bridleways. It is also perfect for a variety of rural pursuits such as walking, riding and cycling as well as traditional field sports. There are golf courses at Tollard Royal, Blandford, Salisbury and Warminster with racing at Bath, Salisbury and Wincanton and sailing at Shear Water near Warminster. There are several excellent dining pubs in the vicinity as well as many places of interest such as the Longleat Estate, Old Wardour Castle, Sherborne Castle, Wilton House and Stourhead Gardens.
