Property Description

Halcyon is a lovely architect designed home occupying a fantastic elevated position in the village of Hazelwood. The home has great room sizes and has been designed to maximise views over the Ecclesbourne Valley. The home has flexible accommodation with three reception rooms and four generous double bedrooms and a modern ensuite to the master bedroom. The home boasts plenty of parking and has a double garage and the gardens wrap around the home to provide great outside space.

Accommodation

The home is entered via a glazed porch with tiled flooring which in turns leads to the entrance hallway. The spacious hallway features polished parquet flooring with a staircase rising to the split-level landing. There is an archway off the hallway leading into the dining room. This dining room is a lovely size with a full picture window, allowing plenty of light to flood into the room and providing glimpses of the views from this elevated position. Adjacent to the dining room is the breakfast kitchen, which has a drop down serving hatch to the dining room, ideal when entertaining. The kitchen itself is a great size and the kitchen features an integrated breakfast table with work surfaces in keeping with the rest of the kitchen. There is an array of kitchen units providing storage and a double electric oven and ceramic hob. Being dual aspect, and with a pitched ceiling, the window from the sink unit again has some wonderful views over Hazelwood and the fields beyond. This then leads into a useful pantry room with further units and a large store, and then onto the utility room with sink unit and plumbing for the washing machine and door leading out to the front gardens.

The lounge is a real feature room within Halcyon. The views from the room are enhanced by the large picture windows with a panoramic view over the Ecclesbourne Valley; a view which evolves every season. This room has more pitched ceilings and there are patio doors leading directly onto the gardens and terrace patio. The room has a feature stone wall with gas fire inset. There is a further useful study room.

Accessed off the half landing is the master bedroom suite. With further pitched ceiling and incorporating a full height picture window, the room is again dual aspect and features a full ensuite modern bathroom with wash hand basin housed in a vanity unit, wc and a panel enclosed bath. There is also an inner hallway with a separate shower unit, door to garage and a further wc.

The first floor has three further generous double bedrooms, and all of these come with views to the front again and all feature vaulted pitched ceilings giving the feeling of space. The bedrooms all feature some integrated furniture with built in dressing tables and wardrobes. There is a further separate wc and a bathroom featuring both bath and wash hand basin.

Vendor Interview

Halcyon, an architect designed bungalow with four bedrooms, sits on a plot of almost half an acre, and offers the best of village life and convenience, with an elevated position enjoying panoramic views over open countryside.

The local area has as much to recommend it as the house itself. “When we were moving into the area I had been staying at Shottle Hall during the week for over a year, ” say the current owners, “and they told me that Hazelwood was the place to live. They were right! It is a lovely little village, very quiet but with easy access into Belper and Derby.”

During their time in Hazelwood, the owners have become part of the village community. “We will miss the friends we have made here, ” they say, “especially those at the bowling club. We helped to build the bowling green just over 20 years ago, and had great fun doing so. We also enjoyed taking part in a variety of fund raising events for the club, from Marathon walks to an Old Time Music Hall and Pantomimes.”

“The recently accepted Village Plan will keep Hazelwood a lovely, pleasant place to live for the foreseeable future, ” the owners continue. “There are numerous local walks, and the playing field is within a few hundred yards of the house with a tennis court, swings and the bowling green. There is also a large variety of wildlife and birds.”

In terms of schooling, the area offers ample choice and opportunity. “We are in the catchment area for the well-known and highly respected Ecclesbourne School in Duffield, ” say the owners. “Many people move into the area for that reason. There are a few buses through the village but the main mode of transport is by car, with excellent links to nearby Derby.”

“We will certainly miss the lovely views over the Ecclesbourne valley.”

“Our favourite room is the lounge, which has large windows facing south and south-east, making it very pleasant particularly on a sunny winter’s day.”

“The garden is on a south facing slope mainly laid to lawn for ease of maintenance and there is plenty of patio area around the house for al fresco dining or summer barbecues.”

“Our most special memories are of building the bowling green and helping to develop the Village Plan for Hazelwood.”

Outside

The home is accessed off hob hill with a shared driveway serving just three homes. Halcyon is nestled on the corner with a plot measuring 0.44 of an acre. To the rear of the home is private parking for many vehicles leading to the double garage. There is a flagstone terrace then leading to the entrance porchway. The gardens are sloped by the terrain yet easy to maintain and the sun travels around the gardens all day and the elevation offers some fabulous sunsets. There are large flagstone patios to the fore overlooking the gardens and enjoying the breath-taking views and there are many herbaceous borders and a hedge boundary to Hob Hill.

Location

Halcyon is beautifully located in the sought-after village of Hazelwood and offers amazing views. The village has a local church, Village Hall, Bowling Club and Tennis Facilities. There are various local pubs within close proximity. Belper is 3 miles to the north and provides a good selection of amenities and more extensive facilities are available within the City of Derby approximately 7 miles to the south. Communication links are excellent with a train service from Duffield to Derby and from Derby to London St Pancras of approximately 95 minutes. Derby’s outer ring road provides convenient access to major trunk roads including the A38, A52 and A50 servicing M1, M42 and M6. East Midlands International Airport is about 20 miles away. Ashbourne is about 10 miles to the west. This thriving and picturesque market town is at the foot of the Peak District National Park, Britain’s oldest National Park and provides some stunning and beautiful scenery including Dovedale and Mam Tor.

There are some very good schools in the area including private schools such as Repton School and Derby High School. Halcyon is within the catchment area for Ecclesbourne School.
