Property Description

Worthy Moor House is approached from a quiet country lane close to the village of Rackenford (1 mile). Rackenford is a pretty sought after village with a thriving community, complete with a shop, primary school, church and the oldest pub in Devon - The Stag Inn.

Tiverton, the largest town in Mid Devon is just 10 minutes drive away and is on the banks of the Exe River with historical routes in the wool and lace trades. Other attractions include a castle built in 1106 and the ''Tiverton Museum of Mid Devon Life''. Tiverton provides an excellent range of shopping, banking, recreational and healthcare facilities, including a Morrisons and 24 hour Tesco supermarket, Leisure Centre and Hospital. It has excellent state and private schooling including 'Blundell's Preparatory
and Senior School' and the 'Petroc College of Further and Higher Education'. Taunton and Exeter are about 40 minutes drive away with Barnstaple about 30 minutes. There is also quick and easy access onto the A361 and M5 (J27). Tiverton Parkway mainline railway station (just over two hours to London) is just 20 minutes away.

Worthy Moor House has been the subject of a complete renovation by the current owners who have created a versatile and spacious family home. As you walk into the house you appreciate just what a well designed house it is.
The entrance hall has a useful bootroom with hanging space and adjoining cloakroom. The extremely large utility room is fitted with bespoke oak units, Indian granite upstands and worktops. There are two walk in cupboards and space for a washing machine and tumble dryer. The Italian porcelain tiled floor continues into the kitchen/breakfast room, which has views into the back garden. It is well appointed with Bosch and Samsung appliances. Is also has a range of bespoke oak cupboards with stainless steel handles and Indiangranite worktops. The large Rangemaster induction double oven range cooker is perfect for family cooking. Leading from the kitchen/breakfast room is the formal Dining Room with its inglenook fireplace with oak mantle and a new Badger Morso Stove. Through the Dining Room is the
Sitting/Study room. This room has a very relaxing ambiance with an inglenook fireplace and another new Morso Stove. The Drawing Room is a fabulously light room with a new Morso Stove and surround sound speakers. There are glorious views south and west of the garden and grounds through the two sets of French doors leading out to the garden and the sheltered terrace perfect for entertaining and relaxing.

Upstairs there is a family bathroom and four double bedrooms with views over the garden, three of them have Victorian feature fireplaces. The Guest Bedroom is extremely spacious and has an En-suite shower room installed with a Heritage/Bristan suite. The Master Bedroom has a double aspect, being extremely spacious with wonderful views over the garden. The large En-suite bathroom has a luxury Heritage/Bristan suite with a large shower and a double ended bath from where you can enjoy views of the garden, with a state of the art underfloor heating system.

The gardens and grounds have been lovingly planted by the owners. The grounds extend to approximately 5.5 acres, bordered by deer proof fencing and are south facing. The current owners have created an amazing colourful front garden with numerous scented flowers and shrubs. There is a feature white wisteria clad pergola walkway with views over the surrounding countryside. The back of the property has some formal gardens with large lawns offering privacy. The shrub and plant borders attract a variety of wild
birds and insects and the private sun terrace is perfect for enjoying stunning sunset views, whilst the white water lily pond is often visited by kingfishers and a heron. There is a large area of gently sloping land adjacent to the stable block and productive vegetable plot, with some established fruit trees. With separate gated access it is suitable for a variety of uses. The current owners have created wonderful woodland walkways around the natural part of the garden which has two ponds with established trees. This area is home to many wild breeding birds during the Spring. During the Summer the wild flowers attract an abundance of colourful butterflies and dragonflies.
The large stable block is separated into three rooms:- log store, potting shed, store/pump room with attached heated greenhouse. The stable block would be suitable for conversion to a holiday let (subject to planning) or for keeping a small pony at the property. At the front of the property opposite the house there is a detached modern outbuilding divided into two rooms. There is a phase 3
power supply installed here (separate to the main house). There is a metered water supply and heating which make the building ideal for business purposes. It would also be possible to extend this building (subject to planning). There is also a detached upgraded car port with a socket suitable
for charging a hybrid or electric vehicle.

Directions (Follow directions not your Satnav)
