Property Description

A very special 300 year old detached home listed grade II and with A lovely garden, in A peaceful village setting with panoramic southerly views

Sitting Room, Dining Room, Kitchen/Breakfast Room, 4 Bedrooms, Bathroom, Shower and Cloakroom, Outbuildings, Landscaped Garden, Private Driveway.

Location

Ruscombe is what is called locally a 'hill village', which developed high up on the escarpment immediately west of Stroud, a Cotswold market town with a post industrial history, dating from when the water powered cloth mills in the surrounding valleys, made the region very prosperous in the 17th and 18th centuries. As such the village originally comprised a scattered collection of houses and cottages for workers associated with the trade. Modern Stroud is a very different place with a vibrant arts scene which is constantly evolving. As the administrative centre for the south-west Cotswolds it also has excellent facilities including 4 major supermarkets, 2 grammar schools, leisure center, multiplex cinema, provincial theatre and main line train station with regular services into London Paddington from just over 90 minutes. Ruscombe itself has a well stocked community shop and there are lovely walks in the vicinity of the village for dog owners. For commuting from Ruscombe, access to the M5 motorway is especially good - Junction 13 (Stroud) for Bristol, the West Country or the Midlands - Birmingham being about an hour by car.

Description

Rake End represents over 300 years of living history. Believed to pre-date the the headstone of 1713 above the front door, it is a very 'honest' uncomplicated house, with a peaceful presence. Crucially, the attractive exterior (mullioned leaded windows, stone tiled roof, projecting bread oven) is matched by the interior. Almost every room has something of architectural interest to catch the eye, which in reality keeps being drawn back to the windows and the panoramic southerly views that are on offer. The accommodation across the front comprises a sitting room with exposed beams, stone window seat and fireplace and a dining room likewise - the fireplace here being fitted with a wood burning stove. The kitchen/breakfast room at the rear has painted shaker style units and an attractive stable door to the garden. At first floor are two double bedrooms, the bathroom, a separate shower and a cloakroom. There are two further bedrooms with dormer windows on the second floor. Outside the house is surrounded by its garden with level areas and terraced borders. There is a private driveway to the side and a mature hedge in front provides complete privacy.

General Information

Rake End is Listed Grade II and is in an area of Outstanding Natural Beauty.

Directions

The property is most easily found by leaving Stroud on the A419 in the direction of the M5 motorway. At the Cainscross roundabout take the third exit up Paganhill Lane, passing the fire station on your left. At the mini roundabout bear left signposted Farmhill and continue up the hill to Whiteshill, passing the primary school on your left hand side. Almost at the top of the hill turn left into Ruscombe Road, continue past the church and start to weave down the hill towards Ruscombe until you pass Zion Hill on your right and then the entrance to Rake End can then be found a short a distance on your right hand side.
