Seller insight:
This imposing country house, which boasts around six acres of beautiful gardens and grounds, enjoys a stunning semi-rural location in the heart of the charming village of Kirkby Mallory. “There were just so many things that attracted us to this house when we first happened upon it and we’ve had eight extremely happy years here, ” says the owner. “It was built in 1988, but it has been designed in such a way that it looks like a beautiful old period home and the quality of the workmanship is second to none, in fact the builder won an award for the exceptional joinery work that features throughout the house. It’s a very spacious family home, we have sprawling grounds that have been amazing for the children and the location is peaceful and very picturesque. In short, it’s a property that ticks practically every box.”
“The house was only twenty-two years old when we came here and because it’s been built to such a high standard it was all in excellent condition, and it still is. We’ve made a few changes here and there – we added solar panels, secondary glazing and we updated the heating system – but we’ve not had to extend because it offered all the space we could possibly wish for and the interior design has an almost timeless quality, so apart from refreshing the décor we’re really haven’t needed to do a thing. The rooms are all generously proportioned and the layout has been thoughtfully designed so it’s very comfortable for day-to-day family life and it’s also an amazing house to entertain in. I simply can’t fault it in any way.”
“This house, grounds and the facilities within the property have all combined to provide us with a really fantastic quality of life, ” continues the owner. “The formal gardens surround the house, so we enjoy a really good degree of privacy, and there are spaces for sitting out and relaxing and more than enough room for big summer parties. The children have space to run around and play football and the indoor swimming pool has provided us all with a lot of enjoyment over the years. We also have paddocks that we currently rent out as well as stables and a manege, so if the new owners wanted to keep horses the property has all the facilities they would need.”
Favourite Room: “One of my favourite rooms in the house is the TV room, ” says the owner. “It’s a less formal and more cosy-feeling space, and it has one set of French doors that lead into the conservatory and another that lead straight out onto the garden, so it’s wonderfully light and bright and has a really nice connection with the outside space.”
Favourite aspect of the grounds or surrounding area: “Here we’ve been able to enjoy a real taste of country living, however we’ve never felt isolated, ” says the owner. “We have Market Bosworth just up the road, which is a lovely little market town and I can be in the city centre of Leicester in around twenty minutes, so everything is relatively accessible. I’d say it’s a location that offers the best of both.”
Memorable event (if not another favourite room or unique feature): “The amazing amount of space both inside and out is without doubt a standout feature of this property, ” says the owner. “The rooms are all generously proportioned, even the reception hall and landing are huge, and we have masses of storage space, so it’s a house that never feels cluttered.”
What they’ll miss most / why they are leaving: “We have had eight very happy years in this house and there’s so much that i’ll miss, ” says the owner, “but most of all it will be the outstanding quality of life that it has afforded us.”
