A four bedroom detached house, with access to the garden by double French doors from both the kitchen/family room and sitting room. The house was built three years ago in the thriving village of Rode, 9.5 miles from Georgian Bath and with easy access to London via Westbury Station.
The vendor says: "We moved to Mead House having lived in a local town for a few years and missed the peace, quiet and community of a village. It was important when looking for our new home for it to be an easy commute into Bath and be near to rail links to London, to have plenty of family and entertaining space, an easy to manage garden and for the house to be energy efficient; Mead House and Rode have proved to be all of these and more! We love the village of Rode, it has two excellent pubs, a post office with shop and café, beautiful country walks and a great community. I also knew the builders of the house, Ashford Homes, had a reputation for high spec, energy efficient properties so we were delighted to find this new house in Rode. The A36 gives quick, easy access to Bath 9.5 miles away and the station at Westbury, 7.1 miles away, has a half hourly service to London Paddington which takes 90 minutes, and plenty of parking. There are also regular buses running through the village to Bath, Frome and Trowbridge."
"The kitchen/family room truly is the heart of the home, with double doors leading to the sitting room which when fully opened, give a beautiful large space, which we have used on many occasions for family celebrations and entertaining. There are also double French windows leading out to the patio. I love the black granite worktops in the kitchen which contrast so well with the olive coloured wood base units and cream wall units. The same cupboards and work tops are in the utility room together with open bookshelves which have become home to my cookery books! The kitchen is fitted with ceiling speakers which can be remotely connected via the Apple Airplay Bluetooth to our own devices. There is also a large and very useful full height under stairs cupboard in the kitchen with automatically activated lighting, ideal for the ironing board, Hoover etc."
"The large airy sitting room has white solid oak flooring and French windows again leading out on to the patio. The large log burner set in the feature fireplace makes it a really nice, cosy room for relaxing evenings and lazy Sundays in the winter!"
"The hall is nice and open; we had this tiled before moving in to match the kitchen and downstairs cloakroom, so it’s ideal for country living. Also off the hall is the study, a nice quiet room overlooking the front garden borders, a perfect room for working in."
"Upstairs we have four lovely and light double bedrooms, all have large fitted wardrobes, and the family bathroom. The master bedroom has a dressing area and en-suite. Both bathrooms and the cloakroom are beautifully tiled and have Villeroy and Boch sanitary ware and Hansgrohe taps, which are very high quality."
"The house has underfloor heating throughout, which is fantastic and, as well as being very energy efficient and warm, it means there are no walls which cannot be used because of radiators! The house is very easy to live in, extremely well designed and practical, with loads of storage so everything can be tidied away!"
"The garden is simply laid out and extremely easy to maintain. The wide patio runs, which along the whole width of the house, is where we have a large table and chairs for enjoying an al fresco breakfast or coffee in the morning sun. We had an area of decking installed at the bottom of the garden, somewhere we enjoy sitting and enjoying a glass of wine in the evening sun. The garden extends round to the side of the house with a useful door to the utility room so an ideal place for the washing line, log store, etc."
"The village of Rode is very friendly. We feel very lucky to have two thriving pubs, The Cross Keys and The Mill, which has just been taken over, both have fantastic menus and great teams, plenty of seating inside and out and regular themed food evenings. There is annual fete on the village playing field and many varied activities for all ages including Yoga, Pilates, Over 60’s Lunch Club, Toddlers, Rode Roxy Cinema, etc. At The Memorial Hall. The Link is the monthly village magazine with everything that is happening in Rode listed and adverts for local trades’ people which we have found invaluable. There is also an active and informative village Facebook page again full of information on village life. Rode Primary School has a Good Ofsted report and there is a pre-school as well. There are many excellent state and private secondary schools nearby."
"Trowbridge, 4.9 miles away is great for supermarket food shopping with Tesco’s, asda, Marks and Spencer Simply Food, Aldi and Lidl. The well renowned Whiterow Farm Shop, with its popular café, children’s play area and famous Fish & Chip shop are less than five minutes’ drive away or a pleasant walk along the footpaths across the fields. M&S Simply Food will be at the bp Service Station on the Beckington roundabout when it reopens after redevelopment in August."
"This has been such a wonderful house for entertaining friends and, as we also have four adult children and two grandchildren, it’s perfect for their visits too. We will be very sad to leave but have decided to consolidate our properties and buy something a little larger."
