Studio Cottage occupies a delightful south facing setting on the edge of the village, adjoining and overlooking open countryside. This unique property is understood to date from 1932, having been designed by the Arts and Crafts architect, designer and pottery-decorator Alfred Hoare Powell. The cottage is blessed with an abundance of charm yet still has well proportioned living space. The sitting room is most certainly the heart of the home and has an impressive inglenook fireplace; there is space for a generous dining table at the far end with an outlook over the garden. A hand crafted staircase leads to the master bedroom with en suite bathroom. On the other side of the house is a separate newel staircase which leads to a bedroom.
Planning Permission was granted on 28th March 2019 and gives a purchaser the ability to create a fantastic four bedroomed home. The permission grants a glass link between cottage and annex, and a second glass link from the annex to a new timber pavilion; arranged to form one connected dwelling. The permission also includes a replacement Cotswold stone barn, landscape enhancements and other associated works at Studio Cottage. Application ref: 18/04659/ful
Tarlton is a pretty and unspoilt small village, set amidst open Cotswold countryside to the west of Cirencester. This ancient market town has an excellent range of shops and services. Other local towns include Tetbury, Malmesbury and Nailsworth. Tarlton has the small chapel St Osmund’s, and the popular Tunnel House Inn pub is within walking distance of the village. The main regional centres are Bath, Bristol, Swindon, Gloucester and Cheltenham, all of which are within daily commuting distance. Despite its quiet setting, the area has excellent communications.
Kemble Station (London Paddington 75 minutes approx.) is about 2 miles drive and Junction 15 of the M4 at Swindon is about 22 miles. There are ample local sporting opportunities including a number of golf courses, and National Hunt racing at Cheltenham. There are many lovely walks in the surrounding countryside, most particularly on the Cirencester Park estate where thousands of acres of parkland and woodland are open to the public.
There is a good choice of both private and state schools in the area. Local primary schools at Sapperton and Rodmarton and private schools include Westonbirt, Rendcomb, Beaudesert and the Cheltenham schools.
A set of wooden gates lead onto a sweeping gravelled driveway where there is ample parking as well as a large turning circle. The neighbouring detached annexe, a pretty thatched building, provides useful ancillary space. To the rear of the property are a number of raised beds all separated by gravel paths and intricate Cotswold stone walls. A ha-ha separates this area from the large garden which is laid to lawn and interspersed with a number of mature tree specimens, hedges and shrubs. There is a barn at the west corner of the garden with access from the driveway.
