Well may be you would you like to view this home personally…..The good thing about NewHome4U is, we open 7 days a week and we’re physically in the office 4U just so that you can, ‘’like no other estate agent in Mold’
NewHome4U are please to introduce exclusively to the market this fabulous family home situated in a hard to improve position, for a busy commuter trying to get onto the major road network while remaining close to Chester town centre. For those less busy, there is the convenience of one of the Big Five supermarkets a mere stone’s throw away, smaller local shops adding variety to the mix and for the more active, Boughton Hall Cricket Club almost within sight. It is fair to say this is a prime location.
Standing at the head of a small quiet cul-de-sac off the A41 this lovely home is approached up a small drive with off road parking for 2 vehicles to the front of the integral garage (which has been converted into more living accommodation). To one side there is a very decorative garden, laid to colourful shrubs and small trees sitting atop white stone chippings to minimise any necessity for gardening skills.
A small porch protects the wooden front door with its eye catching stained glass panel and which in turn opens into the broad hallway. You are immediately aware of the quality of the build in this home, demonstrated by the solid oak flooring. This is not only very attractive but immensely durable and well able to stand up to anything that day to day life may throw at it, while remaining unmarked (no guarantees though on this statement).
To the right is a compact room with a bay window overlooking the front garden. Currently in use as an office, this would also lend itself to a music room or even a library, but perhaps that is just me showing my age because who reads books any more, and you scarcely need a room to store a kindle….
On the other side of the hall is a door to the utility room containing a large fridge/freezer, sink, drainer and worktops with kitchen style units and a door into the downstairs lavatory and shower. This is cleverly positioned adjacent to the back door and is ideal for cleaning off muddy children before they penetrate too far into the house. Towards the front of the home is another room, presently a store room, ideal for use as a playroom for the now freshly washed children…..Or possibly it could be used as an annex for an elderly relative or younger teenager (may need to obtain relevant plannint permission)
Returning to the hall, where beside the stairs, is another cloakroom with its hand basin and lavatory.
Next to this is a door into the lounge. This is a carpeted room, in contrast to the wood of the hall and is a cosy and comfortable space. To the rear where one would expect a window, there is an archway into a quite enormous conservatory stretching across the full width of the home and providing a truly delightful space. Here we find a resumption of the oak flooring and at this end of the room, a full sized dining table giving the feel of dining al fresco. The presence of a large double radiator ensures that this is somewhere to be enjoyed all year round.
Towards the other end of the conservatory, there is ample space for settees and another archway which mirrors the one from the lounge but this one gives access into the kitchen. In the centre of this arch, forming a natural barrier is a large breakfast bar island with its integrated hob and storage beneath. Massive units cover the back wall and incorporate an integrated fridge and freezer, with a centrally mounted fan oven. Units continue to the side of the room, where either side of the sink we find a dish washer and washing machine.
Stepping through the central conservatory door puts us on a very pretty granite patio, this being the lowest of three areas in this Mediterranean style garden. A step takes us up onto an area of artificial grass and finally onto a terrace of decking running around the perimeter and protected by windproof glass panels.
Moving up the turned staircase onto the square landing, we find the smallest of the bedrooms towards the front of the home. ‘Smallest’ however, need not mean ‘small’. What is after all the box room still manages to hold a full sized wardrobe and a double bed. Next to here and also facing the front is the second bedroom. Considerably larger than its neighbour this currently contains a single bed though this is obviously a matter of choice.
Next we come to the family bathroom. This is a very attractive room, with a ceramic tiled floor, hand basin, lavatory and a bath with power shower over. The walls are covered in very convincing distressed wood patterned tiles, giving a really lovely rustic feel.
Towards the rear of the home another comfy double bedroom overlooks the rear garden and finally, we have the master bedroom. This is a very big room managing to contain numerous large items of furniture without feeling overpowered and featuring its own very stylish en-suite. This features a hand basin, low level lavatory and a double sized power shower with eye catching slate effect tiling.
