Property Description

Mill Bank occupies a perfect setting on the very edge of the town, overlooking its own private gardens and yet only a short walk from all the shops and facilities. This handsome period house has very manageable accommodation which is ideal for both entertaining and modern family living. The three reception rooms have open fireplaces and are all south-facing, overlooking the gardens. The kitchen/breakfast room is fitted with a good range of units and has an Aga and electric oven, as well as space for a large table and chairs. There is also a useful cellar. On the first floor are three double bedrooms, two of which have bathrooms en suite. There are two further double bedrooms and a third bathroom on the second floor.

Mill Bank is not Listed.

Northleach is an attractive and historic market town, famous for its splendid 14th Century church. The town has a good range of everyday shops and services including a post office, butcher, bakery and chemist as well as a number of pubs and restaurants including the renowned Wheatsheaf.
There is also a primary school, doctors’ surgery and community centre. Other local centres within easy driving distance include Burford, Cirencester and Stow on the Wold.

Cheltenham is the main regional centre, with excellent shopping facilities, the Everyman Theatre, Literary Festival and other cultural amenities. The Royal Shakespeare Company at Stratford on Avon is 30 miles to the north.
An excellent choice of private and state schools in the area. Of the latter, the Cotswold School at Bourton on the Water is particularly wellregarded. In the private sector there is Hatherop Castle, St Hugh’s, Beaudesert Park, Dean Close, Pinewood, Cheltenham College and Cheltenham Ladies College.

There are ample local sporting opportunities including racing at Cheltenham and Stratford and golf at various courses. Lying in the very heart of the Cotswolds near to the junction of the Fosse Way and the A40, Northleach enjoys good communications. Oxford is 30 miles to the east. There is a direct rail service to London Paddington from Charlbury Station and a fast and frequent service from Swindon (55 mins). Many lovely walks in the surrounding countryside.

A pair of electrically operated gates open onto a gravelled parking area with space for at least four cars. Adjoining this is a garden store. Mill Bank has a very pretty mature garden which is beautifully floodlit at night. A paved terrace runs along the south side of the house, with doors from the drawing room and dining hall. Beyond lies a flat lawn with mixed borders and various flowering shrubs and clipped yew trees. There is a pedestrian gate onto the lane.
