This well-located family home is a real tardis which immediately becomes noticeable as soon as you step into the substantial entrance hallway. Walking through the hallway, past the lounge with wood burner and dining room you are welcomed into the ‘wow factor' kitchen. This has been extended to provide additional space and very well designed with sky lights, underfloor heating, space for family dining and even ‘disco lighting' for entertaining – a great family space and most definitely the focal point of the house. Sliding doors from here open onto the South facing garden which is unusually private and secluded for Brighton and even has a rear gate with access via Southdown Avenue for muddy bikes, dogs etc. Rugby Road is a leafy, tree-lined road and one of Brighton's prime addresses, very well located for family living with some of the best schools in the city within a short walk, Preston Park and Blakers Park are also close by with their recreational facilities, a cycling track, bowling green, playground areas and cafes. They both have fun events taking place over the summer months. Locally there are a handful of great ‘foodie' pubs, plenty of coffee shops and individual shops at Fiveways including a great butchers and green grocers. Not to forget the Florence Road Farmers market which is a firm favourite with locals and just a 1-minute walk from your front door every Saturday morning.
Commuters will be pleased to read that there are three train stations within walking distance, London Rd station being just 5 minutes away and the A27/A23 are also both within easy reach.
What the Owner says:
The main attraction to this house for us 4 years ago was its location, we wanted to be amongst everything that Brighton has to offer but also get the space needed as a family.
Since buying the house we have maximised the space both downstairs and up, . Downstairs we extended the kitchen/breakfast room and added sliding doors to the garden. The kitchen island worktop and 4 shelves are made from Elm wood from a tree I cut down myself from Fiveways children's nursery nearby. English Elm wood is quite rare. We also extended into the loft to provide 2 further bedrooms and a shower room. The wall separating these two rooms is a stud wall and can be easily removed if one larger bedroom is preferred.
