In a popular and convenient area of Mold, this represents an excellent opportunity to get onto, or move up the housing ladder in a pain free manner as this is a home that you can either put your own personal stamp on for very little money or for nothing, simply move in and use; as everything is fundamentally sound.
A broad shared drive approaches the home giving ample access to the rear garages for both here and next door and giving an added impression of space by not having any visible dividing fence or barrier. A large lawn lies alongside, separated from the pavement by a neatly trimmed hedge and divided from the adjacent garden by a simple chain link fence.
The home is a dormer ‘chalet’ style of semi detached and entered via a semi glazed UPVC front door with an attractive leaded panel. This takes us into a small inner hall, with a cupboard to one side suitable for hanging coats and containing the electric circuit breakers.
From here we enter the lounge. This is a large room, kept pleasingly light by the front facing picture window and with the staircase rising against one wall. On the party wall side is a 70s style marble and stone fireplace with accompanying TV stand to one end. In the centre of here is an open living flame gas fire providing background heat to the gas combi powered central heating, and the undeniable draw of a flickering flame that makes you feel warmer whatever the actual temperature.
Moving to the rear of the home, there is a door into the kitchen. This, although slightly dated in its style is in fabulous condition, making any up-dating purely a matter of taste. Unless you are a slave to the vagaries of fashion, there is nothing here not to love.
The back door is partially glazed and this, with full sized windows either side, ensures a splendid level of light throughout the room. The units are divided into two sections, with what I would call the ‘production’ end of the kitchen to the right and containing the sink, washing machine, food preparation area and cooker, while to the left the remainder is lined with units for storage which are topped with work surfaces. This still leaves adequate space in the centre for a circular dining table making this a genuine multi-function room.
Stepping into the rear garden brings us to the large patio area covering approximately half the available space, before turning into lawn. Beside here, stands the detached garage with its additional side access door. This has a clear Perspex panel set into its corrugated roof and providing the sort of light you rarely find in a garage and thus, making it an ideal workshop. There is a small space behind the garage which, should you be something of a horticulturalist could accommodate a greenhouse.
Returning indoors and climbing the stairs to the broad landing where turning to the front of the home we find the smallest of the bedrooms. As ever, the curse of homes of this type is that the third bedroom is often little more than a box room. Here, although still definitely a single room, we find something more generous than most and the part of the floor space lost to the incursion of the stair well has been cleverly utilised by building a cupboard over it to conceal the Worcester gas combi central heating boiler.
Adjacent to here is the front facing bedroom. Here, space is simply not an issue is this pleasant room overlooking the front garden. Currently the view is slightly marred by the failed double glazing in the window which has led to the glass clouding over, but we are assured this will be addressed prior to sale. Should you view the property before this has been attended to, be aware that the matter is in hand.
Moving to the rear of the home we come to the final bedroom. This is a virtual mirror image of the previous one but with its perfect window offers a pleasing and uninterrupted view across the neighbouring gardens.
Finally we come to the bathroom. This features a vinyl covered floor which sounds pretty uninspiring but trust me, vinyl has come a long way since you froze your toes on granny’s lino….. There is a modern stainless steel radiator/heated towel rail set onto the tiled wall; tiles which stretch from floor to ceiling, broken by a line of contrasting colour at waist height. The bathroom suite comprises pedestal hand basin, lavatory and bath with an electric shower over, protected by a folding shower screen.
