Planning Permission was granted on 7 August 2018 for the construction of a fine 4 bedroom Detached House (indicative plans included later in this brochure) the purchaser of the plot also having to provide parking spaces for Nos. 94 & 95 School House Cottages, which lie to the north of the Building Plot. As is usual, there are a number of conditions attached to the Planning Permission, together with following ‘informatives’, issued by Simon Withers, Development Manager, and it is essential that these conditions be read in conjunction with the brochure in order to gain a thorough understanding of the responsibilities of the purchaser. Location & Description

The site now being offered for sale occupies a beautifully secluded, slightly elevated site just beyond the north western extent of glorious Peterstow Common, the south western boundary of the building plot lying directly adjacent to part of the Common. The whole area stands within the Wye Valley Area of Outstanding Natural Beauty. Vehicular access to the plot is from the ancient, single width, Lowcop Lane to the west of the site, and the car parking area currently utilised by Nos. 94 & 95 School House Cottages will in fact form part of the building plot, as will the tree planted area immediately adjacent to the south west boundary. History & Context

With the adjacent cottage being numbered 94, one might well think that the plot is adjacent to a large housing estate. This is absolutely not the case! School House Cottages were once part of a historic rural estate in Herefordshire. The numbering of the various holdings covered a large part of the county of Herefordshire, hence No. 94 being the adjacent cottage, of which there are only two in this location!

Planning Permission

A Planning Application No. 182173 Grid Reference 356288:224594, was made on 11 June 2018 on ‘Land South of 94 School House Cottages, Lowcop Lane, Peterstow, Herefordshire, description of the Application being ‘Proposed 4 Bed Dwelling plus Parking for 94 & 95 School House Cottages’. Permission was granted for same on 7 August 2018 with, as usual, a list of conditions. A restrictive covenant will be placed on the property restricting the use to a single private dwelling house as detailed on Planning Permission 182173. A further restrictive covenant will require the development to be carried out strictly in accordance with the approved plans and Planning Permission.

The Planning Permission, conditions, and notes issued by Simon Withers, Development Manager, form an integral part of this brochure, and it is essential that they be read in conjunction with the brochure in order to gain a further understanding of the responsibilities of the purchaser. Directions

From either Ross-on-Wye or Hereford, take the A49 towards Peterstow. From the crossroads at the north western end of the Common (A49/oblique Junction with Wellsbrook Lane) proceed 90º southwards along single track Lowcop Lane towards the rear of the Common (Stowe House will be seen adjacent to the crossroads). Drive past School House on your left, and past the rear of Nos. 95 & 94 School House Cottages. Take the next left turning into a tarmacadam carpark, and you have arrived at the Site.
