Property Description

A meticulously renovated & improved Georgian residence situated in the heart of a highly desirable rural village with extensive versatile accommodation, delightful gardens & a guest lodge

Property

A handsome Grade II Listed house that once served as one of the many coaching inns that flourished in Hindon when the village was an important staging post between Exeter and London from the 18th to mid-19th Century. The present mainly Georgian building replaced a previous one on the site that dated back to at least 1711 and was probably much older before it was destroyed in the Great Fire of Hindon in 1754. It has since been extended and altered from the regency era up to the present day and has been used as a rectory, surgery and more recently as a much loved family home.

Over the last 15 years the present owners have undertaken a painstaking refurbishment of Red Lion House, carefully sourcing age-related fittings such as the reclaimed fireplaces to ensure they are true to the period. At the same time the property has been stylishly extended, altered and modernised with a great deal of care so that the new additions harmonise with the original period features and design. The result is the creation of a very special home that is both full of character and ideal for contemporary living.

On the ground floor are three reception rooms, an elegant hall and a magnificent light and airy open plan ‘hub-of-the-house’ living space that includes a kitchen with Aga, breakfast room and an orangery/sitting room. Four of the six bedrooms have en-suite facilities whilst two also have dressing rooms. The second floor has a large games/family room and an adjoining study area with scope to be utilised as a flat or Airbnb opportunity. The good-sized basement has a workshop, wine cellar, secure store and boiler room.

Outside

An undoubted feature are the extensive, delightfully landscaped grounds that extend to around 0.57 of an acre and are arranged as a series of Gertrude Jekyll like garden rooms. They are surrounded by a mix of old brick and stone walls, some of which are of dressed Chilmark stone and thought to have come from the remains of William Beckford’s Fonthill Abbey which collapsed in the 1820s.

The gardens include to the rear of the house a large stone paved terrace with a wooden wisteria covered pergola. This leads up to a number of hedged areas of lawn with well stocked flower, shrub and rose borders, a Mediterranean garden and an orchard incorporating a unique wildflower meadow and fruit trees. There is a vegetable garden with raised beds and wooden sheds with a further area of garden beyond with a rain water fed pond, gazebo and far reaching southerly views.

To the front is a dry garden with Georgian style topiary whilst to the side is a gravelled drive providing ample parking, a sheltered south facing sitting area and a triple Garage with wooden doors (two sets automated) and hay loft.

Coach House

The detached former coach house has been sympathetically converted for use as a guest annexe, office or au pair/carer accommodation and has a sitting room/kitchen, garden room, bedroom and en-suite shower room.

Situation

The property is situated on Hindon’s attractive tree lined High Street. This highly desirable conservation village has excellent facilities for a community of its size including a shop/post office, award winning doctor’s surgery, primary school, church, playground and two well-known dining pubs, The Lamb and The Angel. The larger village of Tisbury is three miles away and has a fine reputation for the quality of its independent shops, boutiques and amenities which include a sports centre, garage, vets, primary school and a station with direct rail services to London (Waterloo). It is also the home of Messums Wiltshire, a contemporary arts centre housed in an ancient thatched tithe barn.

The Saxon hilltop market town of Shaftesbury (8 miles) has a good range of shops, a supermarket, eateries, an up and coming secondary school, cottage hospital and is famous for the picturesque, steeply cobbled street of Gold Hill. The medieval cathedral city of Salisbury (16 miles) has more comprehensive shopping, arts & leisure facilities and a district hospital. The area’s other principal towns including Bath, Blandford, Sherborne and Warminster are all linked via the local road network as is the South Coast whilst the West Country, London and the motorway network are accessible by the A303/M3. Many families are drawn to South Wiltshire by the choice and quality of the area’s state and private schools.

Set amidst the famously attractive undulating countryside of the Nadder Valley, part of the Cranborne Chase and West Wiltshire Downs Area of Outstanding Natural Beauty, Hindon is an excellent base from which to explore the many miles of local footpaths and bridleways and there are a variety of rural pursuits available including walking, riding, cycling and field sports. Sailing can be found at Shearwater near Warminster, racing is at Salisbury, Bath and Wincanton and golf at Tollard Royal, Warminster and Salisbury. There are several excellent dining pubs in the vicinity as well as many places of interest such as the Longleat Estate, Old Wardour Castle, Stourhead Gardens, Wilton House and the Fovant Badges.
