A charming Listed character cottage with refurbishment potential forming part of a former historic coaching inn with versatile accommodation, south west facing gardens & outbuildings.
Property
A pretty Grade II Listed period cottage that at one time formed part of Queen’s Head Inn, one of the many coaching inns that flourished in Hindon when the village was an important staging post between Exeter and London from the 18th to mid-19th Century. Although the property has changed over the years, it still retains many character features and now presents a wonderful opportunity for a new owner to refurbish and update it as well as the possibility of converting the voluminous roof space into further living accommodation, subject to consent.
The accommodation on the ground floor comprises a reception hall, cloakroom and a large double aspect open plan sitting/dining room with many points of interest such as a recessed glazed cupboard, corner shelves, a calor gas coal effect fire and window seats. The kitchen is fitted with a range of wooden units, a wooden dresser and an oil fired Aga with access to the sun room which overlooks the rear courtyard. Upstairs is a good-sized principal bedroom (currently used as a drawing room), two further bedrooms, bathroom and a landing/study area with access to the partly boarded loft with a high pitched roof.
Outside
To the immediate rear is a south westerly facing cobbled courtyard with a hatch to the cellar, an area of lawn, paved seating area and raised shrub and rose borders. Accessed via a public footpath and up some steps is a good-sized area of lawn with a patio area, shrub borders, apple trees and a door to a brick built, double height garden store beyond which is an outbuilding thought to have originally been a skittle alley.
Situation
The property is situated on Hindon’s attractive broad tree lined High Street. This highly desirable conservation village has excellent facilities for a community of its size including a shop/post office, primary school, doctor’s surgery, church, playground and two well-respected dining pubs, The Lamb and The Angel. The larger village of Tisbury is three miles away and has a fine reputation for the quality of its independent shops, boutiques and amenities which include a sports centre, garage, vet, primary school and a station with direct rail services to London (Waterloo). It is also the home of Messums Wiltshire, a contemporary arts centre housed in an ancient thatched tithe barn.
The Saxon hilltop market town of Shaftesbury is eight miles away and has a good range of shops, a supermarket, eateries, an up and coming secondary school, cottage hospital and is famous for the picturesque, steeply cobbled street of Gold Hill. The medieval cathedral city of Salisbury has more comprehensive shopping, arts & leisure facilities and a district hospital. The area’s other principal towns including Bath, Blandford, Sherborne and Warminster are all linked via the local road network as is the South Coast whilst the West Country, London and the motorway network are accessible by the A303/M3. Many families are drawn to South Wiltshire by the choice and quality of the area’s state and private schools.
Set amidst the famously attractive undulating countryside of the Nadder Valley, part of the Cranborne Chase and West Wiltshire Downs Area of Outstanding Natural Beauty, Hindon is an excellent base from which to explore the many miles of local footpaths and bridleways and there are a variety of rural pursuits available including walking, riding, cycling and fishing. Sailing can be found at Shearwater near Warminster, racing is at Salisbury, Bath and Wincanton and golf at Tollard Royal, Warminster and Salisbury. There are several excellent dining pubs in the vicinity as well as many places of interest such as the Longleat Estate, Old Wardour Castle, Stourhead Gardens, Wilton House and the Fovant Badges.
Agent’s Notes
