Property Description

The Priory, 102a Shore Rd is an impressive 4/5 bedroom upper flat extending over 2 floors with outstanding views to the beautiful Clyde Estuary and surrounding islands. The spacious property sits in an enviable location, on a lovely corner of Sandy Beach, in the sought after village of Innellan, Argyll and would make a great family or holiday home.

The flat is on the first and second floor and is accessed from a stairway to the rear of the building which opens into a handy porch that is ideal for the storage of coats and boots. From there several stairs lead to the central hallway which gives access to all first floor rooms. The large sitting room has a bay window with a tremendous panoramic view. The room also benefits from a wood burning stove and a study/dining room which is off to the side. The fully equipped kitchen to the rear is of modern design with a range style cooker and integrated appliances. The dining room is to the front with views over the garden and water beyond and is a spacious room, ideal for entertaining. This room could also be utilised as a fifth bedroom, depending on the new owners needs. To the rear is a large size double bedroom with views to the hills beyond. Also off the hallway is a bathroom with bath, bidet and separate shower cubicle. Many of these first floor rooms have original period features such as ornate coving and ceiling rose. From the hallway stairs lead to the upper floor where 3 further bedrooms, two large doubles and a single, and a shower room can be found. The two double bedrooms also benefit from splendid views out over the water.

The property is in very good decorative order through-out in neutral colours which would suit most buyers. The windows are double glazed and the heating is gas central heating with the addition of the wood burner in the sitting room. The property also benefits from having a new roof which was replaced in 2018.

The garden to the front of the property is privately owned by the upper flat and consists of a parking area and large expanse of lawn made child and pet friendly. A shared driveway runs down the northern side of the garden to the back of the house where there is a shared drying green and further shared gravel area. There is also another small lawn belonging to the upper flat with a garden shed.

This is a fantastic opportunity to purchase a large period property set over 2 floors in a wonderful location with a beach just across the road. For further details please contact our office in Dunoon.
