Property Description

This lower maintenance converted cottage has plenty of character with its wood floors, timber latch doors and multi-fuel stove, and would make a perfect second home or holiday let, lying within walking distance of the pretty town centre.

The Property
Originally part of shop dating from the 1800's, No.74 was divided into four cottages in the 1990's and now offers the chance to buy a nicely modernised period property within walking distance of the pretty and thriving town centre. What's more, there are lovely views over the town and surrounding countryside from the southerly facing rear garden giving you all the convenience of town facilities with a lovely rural outlook. There are some great character features, but the benefit of majority UPVC double glazing and gas central heating give you peace of mind.

As you come through the front door you enter into a nice size separate dining room, with stairs leading up to the first floor and an attractive built-in storage cupboard ideal for shoes etc. Through the arch is a cosy sitting room, the wood flooring throughout uniting both spaces. An attractive stone fireplace houses a multi-fuel stove for a cosy glow, whilst to one side a matching stone plinth is the perfect spot for your TV. Beyond is a nice size fitted kitchen with limed oak effect units incorporating a built-in double electric oven and gas hob, integrated slimline dishwasher, and space and plumbing for washing machine as well as space for an under-surface fridge. There's a practical tiled floor and the gas combination boiler is neatly tucked away in a matching cupboard. A door leads out to the shared courtyard which in turn leads to the separate garden.

On the first floor, the main bedroom is a nice size double and runs across the front of the cottage. There's a compact shower room with sun-tube letting in daylight, a smaller bedroom / study with lovely view to the south and plenty of room for a futon or sofa bed for extra guests. At the rear there's another double room with two westerly windows overlooking the town, the tower of the Minster and the countryside beyond.

Outside
The cottages have rear pedestrian access via Love Lane, through a gated archway into the shared rear courtyard. A block paved path leads through the courtyard down to the gardens at the rear. The garden for 74b is a nice size, albeit slightly separated from the cottage, but a few paces takes you down into a lovely practical patio area initially with space for your washing line, bounded with mature shrubs, and then steps down further to a lawned garden with substantial deck – the perfect space to sip your favourite tipple in the sunshine overlooking the town and countryside. There is also a timber potting shed / store. The garden is large enough for the keen gardener to get their teeth into, but clearly the slightly separate nature and shared access path to it, may not suit those with smaller children or doggies!

The property was originally part of a larger building, converted back in the 1990's and is tucked away alongside a footpath, with a small shared doorway opening into a shared courtyard area leading to the cottages at the rear.
It's just a short walk down into the pretty market town centre, and yet to the rear enjoys lovely south facing views over the town and countryside. The town centre has a wide variety of independent stores. These are mostly centred around the market square and 15th century Minster church and have everything you need from an award-winning butchers, delicatessen, cheese and dairy shop, homewares, antiques stores, clothes boutiques and gift shops. Ilminster is also well served by a town-centre Tesco store with ample free parking. Alongside is a bowls club and tennis club and close-by a town library.

Ilminster Arts Centre is a vibrant arts venue with licensed café and there are plenty of other places to eat too, including pubs, cafes, restaurants and take-aways. The town also benefits from several hairdressers / beauty salons and a dental surgery as well as modern health centre on the southern side of the town with two doctors' surgeries.
Ilminster is arguably one of South-Somerset's prettiest market towns and has everything you need for day to day living on your doorstep. Should you need to go further afield it benefits from superb road links via the A303 and A358. The town has two schools, Greenfylde First School and Swanmead Middle School.
