Property Description

The Old Rectory is a classic, attractive, Georgian house built in approximately 1778. Previously, on the site, was a Jacobean rectory which was demolished by the Rector, The Reverend John Ekins who disliked the architectural style. The Reverend Ekins was appointed Dean of Salisbury Cathedral and it is believed he sourced stone from the demolished Cathedral at Old Sarum to build The Old Rectory. A number of the carved stones in the property can be identified in the plinth of the current house. The rectory was sold by the church back in 1953. Today, The Old Rectory offers wonderful spacious accommodation over three floors, above a cellar.

The property has recently undergone refurbishment including partial re-wiring, re-plumbing, a new bore hole and central heating system with “zoned” heating per floor. There is also underfloor heating throughout the ground floor with the exception of the drawing room. The principal bathroom also has the benefit of under floor heating.

The front of the property is south west facing whilst off the kitchen/breakfast room, ideal for alfresco living, is a large east facing terrace. The kitchen itself is particularly well equipped with a free-standing induction cooker, extensive storage space and two dishwashers.

Off the entrance hall is a well-appointed drawing room, study and sitting room, which in turn leads through to a generous kitchen/breakfast room with a playroom or dining room off. Over the first floor are five well appointed bedrooms and four bathrooms, whilst the top floor has been cleverly converted into two double bedrooms, one very generous, a bathroom and a small sitting/TV room.

The Old Rectory is situated on the north eastern edge of Newton Toney with fine south westerly views across the Bourne valley and village below. Characterised by rolling chalk downland and tree-lined river valleys, south Wiltshire’s scenery is as beautiful as it is varied: Combined with charming country towns and villages, these ancient landscapes epitomise rural England at its very best. Newton Toney has an excellent pub, The Malet Arms, St. Andrew’s Church and a thriving primary school. The church contains memorials to the Malet and Fiennes families, including Celia Fiennes who made the celebrated ride around the country on her “cock horse”.

Salisbury has it all: Historic streets and alleyways, charming half-timbered buildings, traditional English eating houses and characterful shopping streets. There is also a Waitrose. In addition, other centres within driving distance are Andover, Newbury and Winchester.

There is an excellent range of independent schools within the area, including Godolphin, Canford, Marlborough, St Mary’s Calne but to name a few. In addition prep schools include Farleigh School near Andover, Chafyn Grove, The Cathedral School, Port Regis, Sandroyd and Hanford.

There are a large variety of footpaths and bridleways surrounding the area. Fishing is available on the Avon and its tributaries, together with the river Test. Racing is to be found at Salisbury and Newbury, golf at Highpost in Salisbury, motorsports and flying at Thruxton. The Salisbury playhouse has a wide range of classic and contemporary plays.

There are regular train services from Grateley Station (to Waterloo 77 minutes) 5 miles, and from Andover (to Waterloo from 69 minutes) 12 miles. Heathrow airport is 69 miles and Southampton Airport 30 miles. By car, the A303 is 3.5 miles to the north, which in turn connects to the M3 giving easy access to London and to the rest of the national motorway network. (All distances and times approximate).

Garden and Grounds
The Old Rectory is approached through electric wooden gates over a long newly laid rising drive to the side of the property. Towards the entrance, is a newly laid hard surface tennis court with Beech trees giving ample screening. Opposite is a walled garden which, if required, could take an outdoor swimming pool. To the front of the property is a structured garden which in turn leads out onto a large flat lawned area ideal for croquet, a child’s football pitch or merely enjoying the open outlook over neighbouring rolling land. Standing in an elevated position, the property overlooks surrounding paddocks and farmland and has the benefit of far-reaching views.

Planning
The new owners have acquired planning permission on 15th December 2017 to construct a three bay garage with a large store room over. The Planning Application reference is 17/10452/lb () and the position of the building is shown on the boundary plan within this brochure.
