Property Description

Tolsey Cottage is located just outside the village of Adlestrop. The house benefits from a secluded position. However, the surrounding communications and amenities are easily accessible.
Tolsey Cottage is immediately charming. You enter into a light and spacious hall, a more recent addition to the property. To the right in the 19th Century part of the cottage is the snug which leads through to the sitting room with a wood burning stove and surprisingly high ceilings. Further on is a good sized kitchen/ breakfast room and on the left a large dining room with French doors leading on to the garden terrace. From the dining room is a
back hall, cloakroom and utility room. There is
enough space to potentially create an annexe on
this side of the property.
The new staircase leads to a light and spacious landing. To the right and overlooking the gardens it the main bedroom. There is a dressing area and en suite shower room. Across the landing is another bedroom with access to good loft space, boarded out for storage.
Neighbouring this is the family bathroom. Back into the older part of the cottage are two further
bedrooms, one with exposed, wide original
floorboards.

Adlestrop is an unspoilt Gloucestershire hamlet deep in the heart of the north Cotswolds renowned for its countryside and fine walks.
It is designated as an Area of Outstanding Natural Beauty. A small community, Adlestrop has a village post office near the church and a cricket club. The village has some interesting literary connections. Jane Austen drew her inspiration from the village for her novel Mansfield Park and having originally had a railway station, the village was the basis for
Edward Thomas’ poem ‘Adlestrop’. The village is well situated between the towns of Stow-on-the-
Wold and Moreton-in-Marsh, both of which provide for everyday amenities. Within a mile is Daylesford organic shop, whilst Kingham and Churchill are nearby with their renowned village pubs and schools. Soho Farmhouse is within 13 miles. Communications are good with access to the A436 and Kingham station from where regular rail services run to Oxford and London Paddington taking 30 and 85 minutes respectively.

Tolsey Cottage has wonderful south west facing gardens. Well established, there are mature shrubs, trees and woodland. The terrace provides the perfect location for relaxing in the balmier weather. A small brook meanders through the land which extends to about one and a half acres. There is off street parking for two cars to the side of the property.
