Description


Formerly part of Harviestoun Estate, Kellybank House dates from about 1805 with a later extension dating from about 1905. The house is b-Listed and has beautiful Georgian proportions and architectural features including a pretty fan light over the front door which is echoed in a small dormer window above. The house has an excellent mix of formal, family and practical rooms as well as a beautiful garden and useful outbuildings.


Accommodation


A flight of stone steps framed by a pretty wrought iron balustrade leads up to the front door of Kellybank House. Storm doors lead into a well lit outer porch and on through a glazed inner door to a welcoming l-shaped reception hall which gives access to all the main reception rooms. To the right of the hall is the dining room with sash and case astragal windows, a gas fireplace, a decorative arched recess and shelved display cupboards. To the left of the hall is a sitting room which is fitted with bookshelves on two walls and has all the Georgian proportions of the dining room but with the added benefit of a log burning stove, making it a cosy informal reception room which also works well as a study. A carved timber mantle surrounds the fireplace and is a stunning focal point. Beside the drawing room is a cloakroom. The kitchen is located at the rear of the house. It is a warm and social room with a dining table fitted into a west facing bay window that makes the best of the evening sun. A French door within the window allows the dining area to open directly into the garden in the summer. The first floor of Kellybank House is approached by a wide carved timber staircase from the main reception hall. A galleried landing gives access to four bedrooms. The master bedroom faces south and west. It has a pretty fireplace and an en suite bathroom. Two further bedrooms share a Jack and Jill shower room and finally a single bedroom with a pretty arched dormer window sits above the front door of the house.

There are beautiful views from the ground floor and first floors of Kellybank House which look over open countryside to the south, hills to the North and glimpses of the village to the west. On clear days it is possible to enjoy both sunrises and sunsets.

Outside
Kellybank House is approached by a private driveway which leads to a turning circle at the front of the house. The front garden is surrounded by mature trees, azaleas and rhododendrons which produce an impressive array of colour in the summer. Roses, wisteria and clematis climb the front of the house and a colourful border runs below the front windows. On the western side of the house is a terrace which is ideal for sitting out in the summer.

On the eastern side of the unmade road which leads up to Kellybank House is a triangle of woodland which amounts to 0.3 acres and will be included in the sale. In the spring this little glade is filled with bluebells.
