To our left is the downstairs cloakroom, which is always a welcome addition and features a hand basin and lavatory – it’s great for when you have guests around, means they don’t have to traipse upstairs to use the bathroom.

To our right is the front facing lounge. This is a large and comfortable room, made rather special by the double aspect windows which keep it very light and go a long way towards eliminating shadows. The visual centre piece of the room is the attractive marble effect fireplace and hearth. All the flues are in place ready to accept the gas fire of your choice or, should your tastes be more traditional, a log burner could be easily fitted (please seek professional advice to confirm this)

Moving towards the rear of the home brings us into the formal dining room. I say dining room but only because that would be my choice. It would lend itself to a variety of uses, from second lounge to playroom or study; it all depends on the individual needs of your family. As I said earlier, it is a perfect family home – whatever the family.

From here a set of sliding patio doors give access to the large conservatory. This is solid brick to one wall and features a practical and attractive ceramic tiled floor. There is a large radiator which is part of the central heating system to ensure that this remains a practical and useable room throughout the year, and a set of French doors leading out onto the patio to the rear of the home, making this an ideal place to entertain through the summer months.

Moving back through the ‘dining room’ we find the kitchen. This has been fully re-fitted with attractive dark grey slate effect floor tiles and fresh units throughout. These have been carefully selected and laid out to provide masses of storage and all the necessary plumbing and connections for the appliances on which we all depend. At the far end of the room is the back door leading out onto the patio area.

This wide area stretches the full width of the home, incorporating a step as we approach the conservatory and another as we move onto the lawn. This is neat and free of decorative flower beds, save for a very pretty miniature tree in the foreground and several shrubs around the perimeter. The far corner has a wooden shed, in good condition and ideal for storage of garden tools and furniture, not forgetting the bbq which will doubtless see extensive use as the planet warms ever further….

Back indoors and climbing the stairs to the broad landing we find the family bathroom. Although quite compact this has been laid out with great care, managing to feel far bigger than it actually is. The quality of its fittings is also a very pleasant surprise and the grey ceramic floor tiles continuing to waist height in the room and ceiling height around the bath look really classy. The suite itself is, as expected, a pedestal hand basin, lavatory and bath with electric shower over, behind a protective glass screen.

Next door to here is the smallest of the bedrooms and this, while not big enough for a double bedroom of any comfort, caters for a single bed and various other pieces of furniture with ease.
Adjacent to here, the second bedroom is another matter altogether. Kept very light by its large picture window, this would accommodate a double bed and all that goes with it and still leave masses of floor space unaccounted for.

Finally we come to the master bedroom. This is a big room, mirroring the lounge beneath it in size and double aspect windows. The light entering the room from more than one direction has the effect of removing shadows and would, (I imagine), make the application of make up a simple matter…..Or not….How would I know?
