Our Fees

Upon application of one of our properties you will be asked to pay a non-refundable Holding Fee of £200 (to secure the property whilst the referencing checks are carried out). You will also be asked to pay an Application Fee of £150, for the first adult, followed by £50 for subsequent adults. If you require a Guarantor to support your application, your Guarantor will also need to be referenced and the fee for this is £50. Should your referencing prove unacceptable to our Landlord, the Holding Fee will not be returned. However, if the Landlord is unable to continue to rent the property to you, your Holding Fee will be returned in full. The Application Fees are not refundable.

Before the start of your tenancy, you will be required to pay one month's Rent, the balance of your Deposit (one month's Rent plus £100, less the Holding Fee already paid i.E. One month's Rent less £100) and a fee for preparing the Professional Inventory which is usually £75 (however for larger properties or fully furnished properties this will be more and you will be notified of the amount, at the start of your application)

Should a pet be granted permission to live at the property by the Landlord, then an additional deposit of £400 will be requested. This deposit will be placed in The Deposit Protection Scheme, together with your main Deposit.

If a third party is paying the Deposit on your behalf, we will require their full details.

On leaving the Property at the end of the tenancy, a final inspection will take place (ideally with you present). The inspection will take the form of a written and photographic report detailing the condition of the Property. This will enable us to return your Deposit to you in full or part, depending on the outcome of the report. The fee for the final report is £50 and will be requested when you give notice to leave.
