When applying for a tenancy, you will need to provide us with your passport, visa documents (if applicable) and proof of residency- A utility bill or passport dated within the last 3 months which displays your name and address clearly. If you do not have a passport, a birth certificate will suffice. In order to pass the financial checks with the credit referencing agency, your annual net income must be more than 30 times the monthly rent. Eg to pass the financial checks for a £600pcm property, you must be earning in excess of £18,000 per year. If your earnings fall short of this, a guarantor will be required.

Contract Preparation Cost- £180 (inclusive of VAT) per property. This fee is for the preparation of your initial Assured Shorthold Tenancy Agreement. The terms of this contract are to be negotiated at the point of making an offer on a property. Minimum term in most cases is 6 months, but in some rare cases, less can be accepted. This is at the landlord’s discretion. This fee also pays for the registration of your deposit within a government approved scheme such as tds or dps.

Guarantor Comprehensive Reference Check- £120 (Inclusive of VAT) per guarantor. Suitable guarantors must have an income of more than 30 times the monthly rent in order to pass financial checks. Eg to pass the financial checks for a £600pcm property, your guarantor must be earning in excess of £18,000 per year.

Company Reference Check- £360 (Inclusive of VAT)

Inventory Cost- £120 (inclusive of VAT) per unfurnished property, £144 (inclusive of VAT) per furnished property. This covers the cost of a fully comprehensive condition report and inventory of the property prior to move in, as well as the cost of a fully comprehensive condition report and inventory of the property upon your departure. Inventories are in place to protect your deposit.

Deposit

We have a choice of deposits:
1 month’s rent + £100 is applicable to applicants who opt to acquire tenants contents insurance with extended tenants liability cover. Hunters will provide you with a quote for this insurance cover.
