Non Optional Fees For Tenants

When you rent a property through Bagshaws llp, non-optional charges will be payable. This statement aims to give a clear understanding to potential tenants of the charges payable, when they apply and how they are calculated. These charges are excluded from the advertised rent. When you apply to rent a property, the following costs apply (some may apply in certain situations only).

Referencing Fee: Charged at £50 plus VAT (£60 including VAT) per person. This fee is non-refundable and applies to anyone over 18 taking on the tenancy (excludes dependants eg. Children of the tenant who are over 18). If a single tenant wishes to apply for the property the referencing fee will be £50 plus VAT (£60 including VAT). If a couple applies for the property the referencing fee will be £100 plus VAT (£120 including VAT) as they will both need to be referenced even if only one person is in employment. This is because other checks are carried out on the non-working tenant.

Tenancy Admin Fee: Charged at £125 plus VAT (£150 including VAT), one fee per tenancy) once references have been returned as satisfactory. This fee is to cover administration work including preparing the tenancy agreement and lodging the deposit.

Guarantor Fee: Charged at £50 plus VAT per person (£60 including VAT). This fee is non-refundable.

Inventory Fee: The fee of £150.00 is split between the Landlord and Tenant at £75.00 each.

Deposit: This is usually equal to one month’s rent plus £100. So if the property you are renting has a monthly rent of £575 then the deposit will usually equal £675 unless the landlord requests a higher deposit to be taken. We will clearly state the deposit for each property in the property details.

Additional Pet Deposit: In cases where the landlord allows pets to be kept at the property, an increase in deposit is usually required. Normally an extra £100 per cat or dog is added to the deposit, however this is at the landlord’s discretion and the deposit will be confirmed with you prior to referencing.
