Property Description

Little Carlton is a handsome, 3 bedroom, Grade II listed house situated in a charming position within this sought after village. The property has deceptively spacious accommodation and boasts a wealth of features indicative of its era.

Once part of Carlton House which was divided into two dwellings approximately 100 years ago the property is believed to date back to the 1700’s with the front having been remodelled in late Georgian times. The current owner has been in residence for over 30 years and during this period they have created the addition of a delightful conservatory, the kitchen and bathroom having been remodelled and a third bedroom created to the first floor, as well as the installation of a wood burner in the sitting room and the renovation of the cellar and pretty garden room.
The property has a delightful South East facing, walled garden with views towards the surrounding countryside. There is also the benefit of a garage, wood store and off road parking.

The accommodation comprises:

Front door entrance door to the

Family room, a room of character with feature fireplace, sash window to the front elevation and turning staircase rising to the first floor.

A doorway leads through to the

Sitting/dining room with ornate fireplace with multi fuel burning stove inset. French doors leading to the garden with traditional shutters, opening through to the

Kitchen with large skylight windows, and with a range of base units with contrasting granite worksurfaces and upstands with an underpin sink, built-in oven and hob above with space for further appliances.

Conservatory and lovely light space providing glorious views across the garden and surrounding countryside.

First floor

Landing with a range of built-in storage cupboards, hatch to loft space

Master bedroom, a large double bedroom with feature fireplace and sash window to the rear elevation affording beautiful views across open countryside.

Bedroom 2, another good sized double bedroom with feature fireplace and sash window to the front elevation.

Bedroom 3, with skylight

Bathroom with suite comprising bath, separate shower, Sanitan floral design wash hand basin and low level wc with a sash window with shutters to the rear elevation, heated towel rail, wall mounted "Vaillant" gas fired boiler servicing the central heating and hot water system. There is also a very useful utility area which has space and plumbing for a washing machine and tumble dryer.

Outside

The walled garden has been beautiful cultivated, providing a country cottage style garden with well stocked flower and shrub borders and various trees to include a magnificent magnolia. There is a brick paviour adjoining the main accommodation, ideal for sitting out and entertaining. At the bottom of the garden can be found a garden room with a stunning façade looking back across the garden and up towards the property.

The cellar is accessible from the garden which has been renovated into a useful work area providing ample storage. The main vehicular access lies to the side of Carlton House and provides parking space for a car and storage with a mezzanine above.

To the front of the property there is an area of attractive cobbles which is within the ownership of Little Carlton and provides an off-road parking space in addition.

Location

Little Carlton occupies a particularly charming setting in North Street, which is commonly regarded as the most sought after address in this popular village. North Street was known until 1877 as Young Street, after the famous scientist, mathematician and physician, Dr Thomas Young who was born in the street. North Street is within the Milverton Conservation Area, designed to protect its exceptional character. The houses within the street were included in the first tranche of buildings to be listed in the county. The house stands back from the roadway, behind a cobbled pavement and the property has an attractive north south aspect and enjoys delightful views over its walled gardens. Milverton is designated as a Somerset Heritage settlement and offers a thriving community which includes a shop, pub, doctor's surgery, post office, church, primary school and numerous active societies. The country towns of Wellington and Wiveliscombe are also close by and offer further extensive amenities. Set within unspoilt rolling Somerset countryside, Milverton is close to many areas of Outstanding Natural Beauty including the Brendon, Blackdown and Quantock Hills, all providing endless walking and riding opportunities. The Exmoor National Park is also within half an hour's drive. Taunton the county town is some 8 miles to the east and is well known for its excellent independent schools and is also home to the Somerset Cricket Ground. Golf is available at Oake Manor Golf Club about 3 miles away.

Directions

From the centre of Taunton, proceed in a westerly direction on the B3227 towards Wiveliscombe and Bampton. Proceed along this road for approximately 7 miles and on reaching the roundabout on the outskirts of Milverton, bear left, following the road into the village, along Station Road. Bear sharp right, into North Street, and Cobbleside will be found on the right hand side, after about 200 yards.
