A delightful mid-Eighteenth Century stone townhouse built in 1751 by Archbald Moffatt, Kirk Elder and linen weaver. It is a vernacular building, B Listed and comprises a ground, first and attic floors with an attached Outhouse and courtyard garden.
Natural, breathable, traditional and local materials have been used throughout the build and restoration to date: Hot mix lime, nhl, clay and lime plasters, Earthborn clay paints, ecological breathable paints, Holkham Hall (Allback) linseed oil paints and waxes. The front door is original, the windows are hardwood, all handmade in 2011 with handblown glass by Norgrove Studios. The house was built originally as an L Plan, thatched and with a turnpike stair in the re-entrant angle which serviced ground to attic floor. House research, history and documents are available along with the original copperplate deeds dating from 23rd February 1751. Signature of the originator Archbald Moffatt is in house documents and painted in the fanlight above the front door. All C18th antiques (furniture, lights, four poster beds, hobgrates) valued by Bonhams at £23,000 are also available for sale. Reclaim, stone, clay and linseed oil paints, fittings, and other materials are on site including Jaga low H2O dbe radiators for the entire house (worth £5,000), some of which have been fitted. The original site in 1751 was 12 Falls of ground which included the properties to either side of it: One being a byre, the other a single storey weaving shop now built up as a matching two storey house, the garden is now divided.
The Townhouse is close to all amenities, restaurants, hotels, with free parking on the street outside and features in the Historic Town Trail run by Moffat Museum. Moffat is a conservation town, a mile from Junction 15 of M74 motorway, 44 miles north of Carlisle, 50 miles south of Edinburgh and Glasgow. The house has had a rolling restoration over the past 10 years, as yet incomplete it offers the buyer the opportunity to make their mark as the next custodian of this lovely historic building. An application to demolish the C19th stairwell, ground floor bathroom and re-instate the turnpike stair from ground floor to attic is in discussion but Planning Permission and Listed Building Consent has not yet been applied for, all original window openings and sashes with handblown glass for this last phase of works are already in place.
