Utter charmer of an early-Victorian, flat-fronted four bed terrace, on one of the finest streets in leafy Holly Grove conservation area. It’s close to green space (Warwick Gardens is just over the road), an excellently-served Zone 2 station (Peckham Rye is a mere 7 minute walk) and a lovely high street area, too: Bellenden Road. Lyndhurst Nursery and Pre-Preparatory School is also delightfully local.
Downstairs, you have a pleasing double-reception with French doors onto the garden, plus a generous kitchen and downstairs w.C./shower room. Upstairs are four bedrooms: Two are doubles and two are singles. All are well-lit via regular and skylight windows. Lovely decision those skylights. The house is accompanied by a smart front garden, plus a handsome and part-walled rear garden of 50 feet. Some of our favourite features of the property include sash windows, stripped and painted floorboards, old school style radiators and Shard views! Chain free. Freehold.
On entry, the double reception sits off to your right with white painted floorboards. Wooden window shutters grace the large sash window onto the front garden (and fitting, ornamental olive tree) and a working fireplace sits centrally. The second reception room is a natural formal dining room and has hand-built alcove cupboards and glazed French doors opening onto the side return. There’s a second access point to the garden in the kitchen. The modern, double-aspect kitchen has slick, fitted handle-free white units and on-trend, brick-style tiling plus open shelving. At the foot of the room to your left is a neat shower room and w.C. Just the ticket for visiting guests, family life or for entertaining. If you felt you needed extra downstairs space in the future, there is obvious potential to exploit the plot and extend the kitchen sideways and out, as neighbours have done. Up to the first floor and you first reach the bathroom which is a white, contemporary affair with smart sanitaryware and more brick-style tiling (ceramic). The bedrooms all have vaulted ceilings; a really welcome decision that makes the most of the house. Through the bathroom you’ll find the first double bedroom that’s double-aspect with pretty views and a pale hue to the walls, plus well-considered reading lights in addition to the recessed ones. The second double bedroom has an attractive grey carpet, a warm blue to the walls and wooden shutters to the large sash window, and an original (feature) fireplace. The front bedrooms have been made from the original master and make wonderful rooms for kids, having built-in beds. Wooden shutters on the windows look and work great.
Commuting is a doddle with Peckham Rye Station so close (Denmark Hill Station’s close also), and with frequent services to London Bridge, Blackfriars and Victoria (13 mins), as well as Overground trains – change at Canada Water for Canary Wharf.
You can also get to Warwick Gardens via the park’s top gate on Azenby Road. Bellenden and Choumert Roads plus Blenheim Grove have such a strong selection of restaurants and independent shops. We love Review bookstore, The Begging Bowl, Artusi (the lunch deal here is too good to resist frequent visits), Miss Tapas, The General Store, Cafe Viva, Petitou and Anderson’s Deli in particular. For banks, high street shops and markets, Rye Lane is just a little further and is home to The Bussey Building and Copeland Park (more top places to eat plus a summer-open rooftop bar and cinema), Peckham Plex Cinema, Bold Tendencies and Frank’s Bar. Local public houses include The Montpelier, the Prince Albert and The Victoria Inn. Camberwell's not far either. We love Theo's for pizza here, and The Camberwell Arms for gastro pub grub of the highest order and salt content.
Local schools include Lyndhurst Primary, The Belham (run by Dulwich Hamlet Educational Trust) and Bellenden Primary. Parks? Peckham Rye Park and Common, Burgess and Ruskin Parks and Lettsom Gardens are all close at hand. Dulwich and Greenwich Parks are a short drive away too.
