Poling is one of Arundel's outline rural villages, just a few miles to the east, this former tied cottage has been considerately modernised over the years, having had both the kitchen & bathroom replaced. The accommodation is very quirky, just like the house. You feel at home walking through the door, the living space has been opened up but could easily be divided again with double doors. The lounge has an open fire which makes an attractive focal point. The conservatory overlooks the garden and is directly off the kitchen, it has made a great dining space. There are also facilities for white goods. Like with most cottages of its age the bathroom is on the ground floor, complete with a separate shower.
On the first floor you'll find three good size bedrooms, and a ladder to the loft room. This space has been boarded out and has a Velux window for natural light, it has a multitude of uses.
The setting is like no other, this cottage is adjacent to a small industrial site which has strict operating hours but more importantly backing onto open farm land, the views are truly stunning. I know where i'd pitch up with my garden chair!
So if you are looking for a family home that has off road parking, in a rural setting and with very little to do then this is the home for you.

We've loved living in such a quiet position, having the fields at the rear is handy to walk the dog, it's no longer a chore, it's also lovely having such a pretty backdrop that changes all year around.
The house has really worked for us, the loft room was a den for our teenager which meant the Xbox didn't interfere with our soaps. Looking to cut down the commute for work and school is one of the reasons we've decided to move.
