Ivy Cottage is situated at the far end of the narrow little road but before you start to think that parking would be a nightmare, it has two off street parking spaces on its own land.

Standing on your own drive, to the left of the home is a lockable wooden shed for the general storage of all the ‘stuff’ that every home accumulates today, but wasn’t even dreamt about back then! Centrally positioned on the front of the home is a brick porch that provides not only a handy entrance lobby but also houses a downstairs cloakroom with hand basin and lavatory.

Another door opens into the dining room. This sets the tone for the whole home in that it is steeped in atmosphere, ably abetted by the dark wood which abounds and the obviously original doors. There is a large fireplace, currently occupied by an electric faux log burner but the chimney could be re-opened to allow the installation of the genuine article. The room is of a comfortable size, easily accommodating a six place dining table while leaving sufficient space for other items of furniture and allowing easy passage through, as it is also a thoroughfare between kitchen and lounge. Confused? Let’s see if I can explain.

Standing at the entrance to the dining room there is a door to our right. This leads us into the oldest part of the home, presently the sitting room. This is a room that a Beatrix Potter character would feel at home in. The dark oak beams of the ceiling, the raw brick of the chimney breast housing the free standing wood burning stove, the brass warming pans hanging from the sides of the hearth, the French doors opening out onto the enclosed rear patio area with its space for alfresco dining, colourful shrubs and covered log store to keep everything cosy. And then Peter Rabbit stood up, yawned and stretched….. See what I mean?

Moving back through the dining room past the staircase we come into the kitchen, where ancient meets modern. The oak beams and dark wood continue but any gloominess is dispelled by the modern touch of spot lights in the ceiling. The fittings are thoroughly 21st century, providing the best of all worlds.

At the far end of the kitchen, a further door leads into another room. Currently in use as a music and hobby room it could easily become a utility room to house and freezers, washing machines etc that are not already provided for within the kitchen. There is a stable door to the side, opening out to the side of the vehicle access to next door.

Back into the dining room there is a doorway opening onto the bottom of the stairs. The narrow staircase winds its way up past the feature stone walls to the landing, illuminated with small overhead spots to remove the possibility of unfortunate accidents in the dark.

Onto the landing and doubling back on ourselves to the right takes us into the smallest bedroom. Presently used as an office and slightly compromised by the stairwell encroaching into the space (as they do in most third bedrooms), removal of the large bookcases covering two walls would allow this to become a comfortable single bedroom.

On the other side of the landing is the bathroom. A continuation of the raw stone wall theme continues, attractively contrasting the ceramic tiling on the adjacent walls. A beautiful and very convincing wood laminate floor compliments the splendid roll topped bath, with the rest of the suite comprising, predictably enough of hand basin, lavatory and fully tiled walk in power shower.

Adjacent to the bathroom we find the master bedroom. On entering we are greeted by a large hand basin with cupboard unit beneath. Moving further into the room, there is a tiny step down which, far from being an inconvenience merely adds to the authenticity of ‘so old a home’. Windows to either side guarantee light during both morning and evening, and the end wall features a decorative fireplace set into the chimney breast. Although currently blocked off, it is positioned over the sitting room hearth and so presumably shares a common chimney which could be opened up if needed. Deep recesses either side of this chimney breast accommodate substantial furniture offering similar storage to fitted versions but remaining in keeping with the style of the room.

Further along the landing is the second bedroom and this heralds a jump of several centuries further forwards in time. Nestling beneath the slope of the roof and with its wood flooring, this room has a decidedly modern and contemporary feel. Kept remarkable light by virtue of windows at either end which are complimented by two further windows in small roof gables the room lends itself to its modern fixtures and provides a complete contrast to the rest of the home – the best of both worlds.
