Property Description

Pear Tree Cottage, The Street, Litlington, East Sussex BN26 5RB

A delightful attached 3 bedroomed Grade II listed flint cottage, thought to date back, in part, to the 16th century. Located in the heart of a highly sought after downland village, the property has parking for three cars as well as a good sized garden which has the most wonderful views across the Cuckmere valley.

Interior

The majority of the property has undergone several improvements by the current owners and is tastefully presented throughout.

- Lounge 19'6" x 14'0". A large double aspect room with a glazed door leads out to the garden. Of particular interest is an imposing inglenook fire place with open grate and quarry tiled hearth. Wide solid oak floorboards complete the room.

- Kitchen/Dining Room 23'3" x 11'0". A good sized hand-made kitchen with engineered oak flooring, underfloor heating and a painted beamed ceiling. A range of bespoke shaker base units, a good sized pantry cupboard, space for a free-standing fridge-freezer, integrated dishwasher, a rangemaster classic deluxe induction hob/cooker, double butler sink and a beautifully hand crafted rustic oak worktop, complete with waney edge, gives the kitchen a real wow factor. The dining area can comfortably accommodate a large family table and there are storage cupboards under the stairs. The combined kitchen/dining space is double aspect.

Between the lounge and kitchen/diner is an oak floored hallway which has a cloakroom with toilet and basin which in turn leads to a utility room with an oil fired combi boiler and space for a washing machine.

Upstairs there are three delightful bedrooms and two stylish bathrooms.

Master Bedroom (14'0" x 11'9"). This double aspect room affords the most beautiful views across the village rooftops of the Cuckmere Valley, as well as looking out to the generous garden. There is a decent array of fitted wardrobes.

Bedroom 2 (10'6" x 10'0"). The oldest part of the house which has exposed floorboards and plenty of character revealing its timberframe origins.

Bedroom 3 (9'3" x 7'9"). Currently used as a nursery but would fit a double bed. There is a large recessed cupboard as well as shelving along one wall.

Bathroom 1 (9'6" x 7'5"). A well-equipped room containing a luxurious double ended bateau bath positioned below a large roof window allowing one to 'soak under the stars'. Fired Earth tiled floor with underfloor heating. A shower, basin and toilet complete the room.

Bathroom 2 (9'6" x 5'0"). Panelled cast iron bath with toilet, basin and underfloor heating with victorian style mosaic floor tiles.

Exterior

A flint wall borders the front of the property and access is made via a wrought iron gate which opens on to a brick path. A few steps lead up to the front door. A large garden adjoins the property on two sides and is predominantly laid to lawn. There is a small orchard which consists of a plum, cherry, pear and two apple trees. Further up the garden is a brick-paved secluded patio area for alfresco entertaining. In another section of the garden a large shed sits alongside a 2500L oil tank and two 500L rainwater tanks. To the rear of this area is a raised bed vegetable patch.

At the top of the garden is the most spectacular view of the Cuckmere Valley and the chalk horse figure. This area of the garden would be an ideal location for a garden studio/annexe, subject to the necessary planning consents. The current owners have already discussed this possibillty with the local planning authority and have been advised that permission is likely to be granted subject to using appropriate materials.

At the front of the property is a detached flint single garage, as well as off street parking for a further two cars.

The Area

Litlington is a very desirable village where properties rarely become available. Nestled in the Cuckmere Valley, within the National Park on the South Downs Way, there are numerous walks that extend for miles through the scenic downland countryside. A wide ranging demographic of young and old live in the village and, as a community, is very active either organising fundraising events or social get togethers. The Plough & Harrow public house is a popular 17th century country pub serving great food and award winning ales from the Long Man Brewery, also located in the village. The 150 year old Tea Gardens is a popular spot and feels like a step back in time.

Across the valley is the pretty village of Alfriston providing shopping facilities, pubs and restaurants, a doctors surgery and a primary school. Three miles away is the sea at Cuckmere Haven. To the east is the coastal town of Eastbourne, 15 minutes by car, and to the west, Brighton, 30 minutes by car, both offering a wide range of amenities. Three miles away in Berwick is a main line rail service with direct services into London in about 1hr 20 mins. Cross channel ferries to France are at Newhaven 20 mins away.

Planning

Pear Tree Cottage is Grade II listed as being of historical or architectural interest. Prospective purchasers are advised that they should make their own enquiries through the South Downs National Park Authority.

Services

Mains water and electricity, private drainage. Oil fired boiler.
