Shared Ownership Information

Shared ownership schemes are typically provided by Housing Associations and, at over 30 years old, it is the best established of the Government-backed home ownership initiatives.

A purchaser buys a share of a new home and pays rent on the remaining share. Buyers May purchase between 30% and 75% initially and can purchase more shares (a process known as “staircasing”) until they own 100%, at which point the property is no longer Shared Ownership and the owner will acquire the freehold (if a house).

It should be noted that most shared owners do not staircase and Shared Ownership is increasingly being positioned as a long-term tenure in its own right, as opposed to being primarily a stepping stone to full ownership.

The benefit offered to customers by Shared Ownership is that it offers a form of home ownership that requires a lower deposit and lower mortgage payments than purchasing outright, yet the customer has the flexibility to become a full owner occupier in future. In some instances, a low tranche shared ownership (such as 30%) purchase can even benefit from lower monthly payments than an affordable rent for the same property. It also generally offers a form of tenure security not available in the Private Rented Sector.

Please note that potential purchasers will need to prove eligibility via the HelptoBuy scheme.
