Due to work and family commitments, we are looking to sell our beautiful Delta Desire three bedroom holiday home, Lodge at Coghurst Hall Hastings . We’ve only owned it for 2 years, but we are looking and no longer need it. We bought it new for £135,000, and also added a huge decking to the rear with the smoked glass balustrades at the top back deck of the lodge. It is a top-of-the-range lodge with all the gadgets you'd ever need for a home-from-home. Coghurst Hall Holiday Park has a long 11.5-month season and only shuts for two weeks in February. The park has had a recent facelift with millions spent on a new clubhouse, pool and offices. It’s a great family-friendly park with easy links to motorways and local attractions.
We are looking for a quick sale so we have priced it at £140,000, which includes site fees for 2019, the park’s transfer fees, and gas and electric safety checks. A new equivalent from the park would cost about £170,000, so we believe this is a great price.
The lodge is a 2016 model, and the site licence is until 2046, which should be long enough for most people. It’s a huge 40ft x 20ft, with double glazing throughout and gas central heating. It’s a 3 bedroom model with a huge open-plan living area, spacious l-shaped kitchen with an island, a large family bathroom with a full-size bath. There are also three bedrooms, master bedroom has its own ensuite shower-room. The fixtures and fittings throughout are very high quality.
The pitch itself is lovely situated on the lake as you can see on the pictures and it’s the main reason, we originally bought the lodge with the facility of fishing directly from the back decking. It’s on an owners only area of the park, and backs onto a field and isn’t overlooked. We have decking on two sides on the lodge, the largest area being to the rear, which is a very private place. It gets the sun all day, and is a great place to relax and unwind. I think this is the largest decking on the site. The pitch also has a mains gas supply which is ideal for anyone wanting to stay for extended periods.
The main living area is open plan, and contains a lounge area, kitchen and dining area. The ceilings are high, and there are lots of windows which allow the light in. It doesn’t feel cramped at all. The lounge has 2 comfortable sofas, a coffee table, TV cabinet and shelves, and a feature fireplace. There are also a couple of handy wall units for your pictures, etc. The lounge area also has patio doors which lead to a front enclosed decking area, which comes complete with smoked-glass panels. To complete the lounge there is a large dining table with four chairs, ideally positioned next to large window.
The kitchen is very well-equipped and would rival any modern home. It has an l-shaped layout with a separate island unit, and is spacious and has lots of storage. The cooker is at waist-height and features a double oven with a 5-burner hob and extractor unit. There is a large American style fridge-freezer, a built-in microwave, integrated dishwasher, loads of plus sockets, and lots of cupboards and storage.
The three bedrooms are very generous in size. The master bedroom has a Queen size bed, large walk-in wardrobe, and an en-suite toilet/shower room. There is a TV point on the wall. There is plenty of room to walk around the bed, and enough floor-space to comfortably get changed. The second and third bedroom has twin single beds (adult size)
The family bathroom is a very large, and contains a full size bath with and overhead shower.
This well-built lodge is a luxury model, and very well designed. The walls are thick and well insulated, so you will stay comfortably warm during Birchington’s long 11.5 month season. A lot of the neighbours also spend a lot of time here, so you wont be alone during the quieter months.
Coghurst Hall Park has just received a huge investment in its facilities. The clubhouse and pool was completely rebuilt in 2017, and the park has expanded to become the largest in the area. Nearby are the sandy beachesof Hastings, as well as the seaside towns of Hastings .
