An Exciting Renovation Project with possible further Potential to the rear.
A Former Public House siding the Grand union Canal with Planning Permission to convert into two houses.
There is an area of land to the rear which was the carpark and garden for the Pub. Permission for development of this land with six houses has been refused on appeal. There may be scope for some sympathetic development of this in the future
description
The Building is on three floors. Reduced size plans of the approved conversions are available from the agent as pdf files or on Rightmove These plans show the conversion of the building into one two storey and one three storey unit, each with three bedrooms. Unit 2 is larger with a large family room area on the ground floor. Some of the windows of this unit overlook the canal. Each unit has two parking spaces and a garden area with the garden of unit two adjacent to the tow path.
The Vendor is prepared to offer the property for sale at a price to reflect the permission for conversion into two units with nothing for the land to the rear but the contract is to contain an uplift clause where he obtains 50% of the land value if planning permission is obtained to develop the rear land in the future.
Location
The property fronts the lower Icknield Way where it bridges the canal in the Bucks/Herts Border Village of Marsworth. The town of Tring is two miles. The Wilstone, Tring and Startops reservoir nature reserves are all nearby.
Planning permission
Permission to convert the building into two residential units was granted in March 2018: 18/00212/app.
Details of the application can be seen on the Aylesbury Vale District Council Website or the Agent can send copies of the plans and Decision Notice. Alternatively this information is on is on the Rightmove Portal. Locate the property by postcode and scroll down to pdf brochure.
Planning refusal on the rear land
Application 16/03802/app for the erection of 6 Houses was refused by Aylesbury Vale district Council and subsequently refused on appeal.
Details can be found on the avdc website or the appeal decision is available from the Agent or via the Rightmove Portal.
The application was on the former carpark which has canal frontage. The refusal was on a number of counts.
Despite the refusal the Agent considers there could in the future be scope for a further application for a well designed development on at lease part of this interesting site.
Contract provisions
The sale documentation will include an uplift clause under which 50% of the increase in the land rear value created by the permission for the development of the rear land will be payable to the current vendors. This provision will apply if part only is developed and will remain on the any remaining balance of the site. It will also apply if the unit sizes are increased
EPC
The EPC shows the property as level D. The Agent can provide a copy.
Price
The guide price £500,000
