Current Use

The current owner operates a commercial Christmas tree business growing premium quality Nordmann Fir trees which are harvested and sold wholesale to a variety of buyers.

In order to facilitate the planting and extraction of timber and Christmas trees, the vendor has installed and maintained an excellent network of tracks throughout the estate. This includes a spacious loading bay for Christmas trees close
to the entrance to the estate. An extensive and level area of hardstanding, this site is well suited to the construction of a range of estate buildings if required by the purchaser.

There is no active farming on the estate at present and the vendor does not own any Entitlements to the Basic Payment Scheme.

Sporting and Amenity

A particular feature of the estate is Muir Loch lying at the north eastern end of the estate. Extending to about 4.08 acres in total and with a sheltered setting surrounded by native woodland, the loch is home to a wide array of plant, insect, bird and animal life and is an oasis of tranquillity.

For sporting or conservation enthusiasts, the loch attracts mixed wildfowl including mallard, teal, widgeon and geese which provides the opportunity for wildfowling.

Lot 1: Muir Lodge and Woodland

Muir Lodge (About 122 acres): The lodge was designed by the owner with input from Swedish architect, Märtha Wachtmeister and her vision of ‘less is more’, with help from Murdoch Chartered Architects in Perth. Muir Lodge fuses traditional Scottish construction features with contemporary Scandinavian layout, design and finishes.

Externally, the lodge, which was built in 2010 on the site of a pre-existing ruin, has a distinctly Scottish vernacular appearance. Of timber framed
construction with a stone façade under a slate pitched roof, it has Danish double glazed windows, with individual sliding panels, which reveal the Scandinavian internal theme.

Internally the open plan layout is flooded with natural light and radiates comfort.

The accommodation is spread over an l-shape floor plan, incorporating a wing consisting of 3 double bedrooms (one with a private en-suite) and an additional shower room. In the centre of the plan there is a boot room, shower room and drying room. In the core living space in the opposite wing there is an open plan kitchen, dining area, with a beautifully designed and modest staircase which leads to the first floor.

On this level is another open plan space, used as a sitting area, and the master suite comprising a large master bathroom, with ‘his and her’ basin units, double bedroom, walk-in wardrobe and an office.

A particular characteristic of the lodge is the well renowned, high quality Danish Dinesen Douglas Fir flooring used throughout. Environmental sustainability was to the fore in the design process with the services and systems including a Danfoss under floor and ground source heating system. Furthermore, over specified insulation, 50% thicker than standard, has been installed which enables the lodge to retain heat for prolonged periods and reduces energy consumption.

In terms of services, water is sourced from a private water supply with a 104-metre-deep borehole situated a short distance from the house. There is also private drainage to a septic tank. There is mains electricity and the lodge is fitted with a security alarm and CCTV which additionally provides surveillance of the timber loading yard and entry to the estate.

Adjoining the house with covered entrance there is a useful outbuilding including double garage equipped with a butchery, game larder and WC.

Gardens, Grounds and Policies:
The grounds north, east and west of the lodge are largely laid to lawn flanked by maturing woodland. There is also a paved terrace for outdoor dining and bbq. On approach to the south there is ample parking for a number of vehicles.

The land comprises of former farmland predominantly planted with Christmas trees, commercial and mixed native woodlands.

Lot 2: Land at Muir Estate

Land (About 66 acres): The land comprises of former farmland, some of which is planted with Christmas trees and the remainder in the process of being reinstated to agricultural use for grazing.
All fields are capable of ploughable pasture.

Proposed Leaseback of Christmas Tree
Plantations:

Unless a purchaser is prepared to pay an additional sum for the Christmas tree crops, the vendor intends to sell the land retaining ownership of the crop and a right to harvest the trees. This leaseback will enable the vendor to continue growing, managing and harvesting the Christmas trees.

It is proposed that the vendor will pay a fixed rent of £250 per hectare (approx. £100 per acre) per annum for each compartment in lots 1 and 2.

Compartments will be returned to the landlord on April 1 post harvest. Any remaining trees, stumps or debris will be mulched to a standard to be mutually agreed between the landlord and tenant, either suitable for replanting or for agricultural use, ready to be sown with grass.

Situation
