The property
This is an exceptional opportunity to acquire a large plot of land in the sought after village of Shenstone Wood End, between Lichfield and Sutton Coldfield. The plot includes a large barn with planning permission granted to replace the existing barn to build an impressive and substantial four bedroom detached family home.
Included amongst the pictures on this advert are images of the plot’s location set back from Birmingham Road. The architect’s plans for the new dwelling are also pictured under the floorplan section. Further information is available on request and the agent holds a copy of the Approval of Planning Permission (application no: 17/01311/ful) where the decision was dated 19th June 2018.
What is also evident from looking at the photos is the idyllic rural setting of the plot, overlooking open countryside to the rear. The plot also spreads away from the planned position of the house to provide an abundance of space for gardens, parking and a garage if desired. The plot will also include a private driveway, accessible via a right of way over the entrance to the existing complex.

transport links
Birmingham Road, also known as the A5127, leads to Lichfield and Sutton Coldfield. It also leads to Birmingham, however the best route there is probably by joining the A38 at either the nearby Weeford Island or by cutting through to Bassetts Pole from Watford Gap. Travelling toward Lichfield will lead towards Wall Island which has a junction with the A5 which allows for commuting to Tamworth & Cannock.
The motorway network is also a short drive as the M6 Toll road is accessible off the A5127 near Shenstone for journeys north, and Weeford Island for journeys south. Those not wishing to pay a toll charge can take the A446 from Bassetts Pole to the M42 which is perfect for reaching Birmingham International Airport, Solihull & Coventry (M6).
The nearest train station is Blake Street Railway Station which lies on the Cross City Line and runs services to Birmingham New Street, University, Sutton Coldfield, Lichfield and Redditch.
For buses, the X12 bus service between Sutton Coldfield and Burton upon Trent stops close to the plot and also passes through Shenstone village.
Schools & amenities
Parents will be delighted that this property lies in catchment of the highly regarded King Edward VI School in Lichfield. The local primary schools are further good news as Greysbrooke Primary in Shenstone holds an Outstanding (1) Ofsted rating, whereas the primary schools in nearby Little Aston and Four Oaks all hold either an Outstanding or Good (2) rating. Although we have made every effort to research this information, parents are advised to check with the local authority before confirming catchment.
The plot is a short drive from Little Aston Golf Club which is a popular members-only club which also hosts business conferences and functions. Further into Little Aston is a junction where there are local businesses that include a family-run butchers.
The closest restaurant to the plot is a short walk, as the Toby Carvery (formerly The Highwayman) is located in Shenstone Woodend close to the property. For shops, travelling towards Shenstone (not Woodend) village there is a Tesco Express convenience store and Fish & Chip Shop/Chinese Takeaway house.
Nearby Shenstone is a classic English village, with public houses and local businesses including a butchers, florist and newsagents in the centre of the village. There is also a playing field with tennis courts in Shenstone.
