Method of Sale and Tenure: For Sale by Private Treaty, subject to all leases, licences, Ground Rents and development agreements, whether described in these particulars of sale or not, and as set out in the online data suite. Wayleaves, easements and rights of way: The property is being sold subject to, and with the benefit of, all rights including; rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights and obligations, easements and quasi-easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains, water and gas and other pipes whether referred to in these particulars or not. Basic Payment Entitlements: The majority of the Estate is registered under the Basic Payment Scheme. Directions (HD4 6UL) From the M62 motorway (East/West): Take either junction 23 or 24 towards Huddersfield and join the ring road heading south east, signposted M1. Upon leaving Huddersfield take the A629 towards Penistone and after 3.5miles turn right on to Woodsome Road, signposted Farnley Tyas. From the M1 motorway (North/South): Leave at junction 38 and take the A637. Pass through the village of Flockton and join the A642 at Grange Moor, heading west. Continue on this road, passing the Woodsome Hall Golf Club on your left hand side and after 2.2 miles you will enter the village of Farnley Tyas.
