Mains services Foul drainage, surface water drainage, water supply, electricity supply and gas supply are to be provided to the plot by "the Developer", Eldwick Lands Limited. Please note telecoms is not to be provided and will be the responsibility of the successful purchaser.

Sale conditions A 10% deposit will be required by our client Eldwick Lands Limited. This is fully refundable if the purchaser subsequently withdraws from the purchase. On commencement of building operations, the purchaser will arrange for a contractor to carry out foundations and ground level works up to dpc level, at this point and for VAT reclaiming purposes, then the "Golden Brick" principle will apply. This cost is added to the land and services price and will be paid by Eldwick Lands Limited - enabling VAT to be reclaimed and then the service plot plus foundations cost etc is then sold to the purchaser at VAT Zero rated. The purchaser then completes the remainder of the building works.

Appearance The successful purchaser may of course submit an alternative property design for approval by bmbc Planning Department. Specific conditions were detailed in the original planning consent for the overall site and any interested purchaser should be aware of these.
